MASONRY REPAIR AND RESTORATION

Did you know there are 6 mortar types and each has its own strength and application in masonry construction, repair and restoration.

To produce a successful masonry repair/restoration project key factors that determine mortar type selection are compressive strength of masonry unit, composition of existing mortar, flexibility/shrinkage, vapour permeability, environmental conditions and appearance ( colour & texture).

The primary goal of the new mortar is to select a mortar type that is compatible with existing materials allowing the structure to breath and accommodate small movement
The “ stronger is better “ mentality is incorrect for masonry repair and restoration, as it leads to permanent, irrevocable damage ( spalling and cracking) to your home/investment.

When receiving bids from Masonry Contractors for your repair and/or restoration project be sure to ask what mortar type they are planning on using and a brief explanation of why. The answers should aid your decision on who you select for a successful,long lasting, outcome.

Note: the 6th mortar type not shown is
Lime/sand mortar, ideal for historical restoration to ensure maximum breathability.

DEICER DAMAGE!
All deicers are damaging to concrete. Some deicers are faster. Some deicers are slower. But make no mistake, all deicers damage concrete.
This is especially true for concrete less than a year old, cracked concrete, porous concrete, concrete with a weak surfaces, and especially when concrete surface is water saturated.
Tests have shown, depending on deicer used, as few as 20 freeze/thaw cycles ( deicers accelerate these cycles), surface damage can occur.
Unfortunately we can not trust the claims “ safe to use on concrete”on packaging. 1st photo is a pet friendly deicer that claims to be “ salt free”, top right. Bottom left the WARNING “ The melting product may be harmful to concrete”.
So what’s the melting ingredient, Magnesium Chloride and Magnesium Acetate,both are SALT.
2nd photo is an outline of common ingredients used as deicers in pet friendly products. All are harmful to concrete.

And that, as they say, is that
Wrapped up the last opening, everything is washed clean.
Not only does this look fantastic, it will also function properly.
No more water migrating to inside this beautiful home , no more stress on the masonry veneer and windows/door.
New steel lintels, proper flashing, weep vents placed at each vertical joint ( of the fill brick and accent stone) to direct cavity moisture to the exterior.

Originally this was an exploratory to determine where and why water was migrating to the inside of house ( definitely a flashig issue).
What we found was concerning. Enough show n talk with the homeowners to have us rework the south side main floor masonry openings
1 property completed with 2 on the way.
