Another update on our custom build!
Roofing was installed shortly after the waterproofing membranes were installed. Lifetime architectural shingles installed by AA Roofing.
While the roofing was being installed, the guys from Kingston Spray foam stopped by to apply a 2” thick insulation barrier on the floor of the basement as well as all of the concrete walls in the basement! This 2” R-12 layer of foam will not only keep the basement incredibly warm during the winter, but will also help to keep it cool in the summer, act as a water barrier to help with water proofing the basement, act as a thermal break from the cold, as well as act as a Radon Barrier to keep unwanted gases from seeping up from the earth.
The basement floor, garage floor, and front porch were then poured right after by Optimal Construction. 4” thick in the basement, 6” thick on the front porch and garage for a nice strong clean floor!
Right after that all of the sub trades came in!
Tozer heating came in first to start running all of the duct work, gas lines, cut in all of the heat registers, and air returns. A high efficient 3 tonne Napoleon A/C was also installed as well as a very high efficient HVAC system. A 98% efficient Napoleon natural gas furnace will help keep this home warm and barely use any energy while doing it! All ducts were then sealed for no unwanted air leakage.
Kempe Mechanical then came in to run all of the plumbing throughout the house. All pex waterlines, pvc waste lines and vent lines. A pressure tank with an IntelAdrive was added first to help keep all fixtures in the house at a constant high pressure. A sulfer tank was then added to eliminate any unwanted smells from the well water, as well as a high efficient water treatment system with UV light, and two filter tanks. A high efficiency natural gas tankless hot water tank was used, so we aren’t wasting energy when it isn’t needed! This tankless system also has a buffer tank built in to help keep that hot water flowing quicker to each fixture. 3 exterior frost free hose bibs were added around the house, as well as a fridge water line, laundry hook ups for the main floor laundry, and two custom shower hook ups.
Lastly Cedarstone Electrical came in to run the electrical. A 400 amp service was run underground from the street into the electrical panels. LED pot lights will be run throughout the house, with other LED fixtures, fans, and accent lights as well for a high efficiency, low power consumption house. All proper GFI outlets in areas near water sources, a dedicated fridge, kitchen counter, garage and exterior plugs, a sub panel in the garage for the heated driveway system (yes a heated driveway! More on that later!) and more we’re all upgraded. Power for all exterior lights, fireplaces, tv, and internet were also run.
