Aberdeen Hall's campus took ten years to finish. Six phases. One contractor. Start to finish: 2008 to 2018.

That sounds slow until you understand what it actually saved them. Committing $20M upfront for a campus they hadn't fully designed in their heads yet would have been the real mistake. Phasing let the scope evolve as enrollment grew and funding came together.

That's the honest answer when clients ask us whether to phase a project or build it in one go. It depends entirely on what you're building and how certain you are about the finish line.

Phased construction makes sense when the horizon is long and the scope will shift. Institutions, school campuses, large multi-family developments. You spread cost and risk over years, adapt as needs change, and avoid overbuilding for a future you can't yet see. The trade-off is multiple mobilizations and a longer overall timeline.

Single-stage builds win when the scope is locked, financing is committed, and the timeline is fixed. Most commercial projects, wineries, defined residential builds. One mobilization, faster completion, lower total cost. But you need to know exactly what you want before the first shovel hits dirt.

Except the contract had no contingency clause, no phased scheduling, and no defined closeout process. The project was technically done. The headaches were just beginning.

After 40 years building across the Okanagan, we've learned that the difference between a smooth project and a stressful one almost always comes down to what gets agreed on before the first shovel hits the ground.

Four things worth knowing before you choose a commercial contractor:

1. Contract type shapes your risk. CCDC 14, 5A, 5B, GMP, Stipulated Sum. Each one affects cost certainty, risk allocation, and how much control you keep. Most first-time commercial clients don't know these options exist, let alone which one fits their project.

2. Pre-construction saves money. The decisions made before drawings are finalized are where budgets are actually won or lost.

3. Schedule clarity prevents surprises. A real schedule names the phases, the milestones, and what happens if something shifts.

4. COR certification matters. Safety isn't a line item. It's how a job site runs every single day.
