Crescent Harbour Update:

Exteriors of the house and detached garage are cruising along nicely.

Inside we are gearing up for finishing. Drywall is taped and painters are about to roll primer.

Landscape design has been completed.

It’s about to get pretty! 🤩

With a very busy year ahead, we’re looking to expand our team.

We’re looking for:
• Finish carpenters
• Renovators

We work within a 1-hour drive of Barrie. The longest drive this year is to Orillia.

Note: We keep 90% of each project’s work in-house. In addition to a heavily weighted finishing role, you’ll be exposed to every stage of a build, from framing to finishing.

Busy few weeks at our Crescent Harbour project:

✅ HVAC, plumbing, and electrical rolling through
✅ Exterior masonry starts Monday
✅ 300’ of trenching at 4’ deep complete for our 400amp service upgrade
✅ Detached garage is nearing completion

AIR and WATER

The connection between the foundation and framing is notorious for air leakage and gaps for critters and insects to enter your home.

In the past this was considered addressed by installing a foam gasket on top of the foundation. Unfortunately this isn’t always sufficient due to the inconsistency in the surfaces of concrete and wood.

To address this we add a layer of liquid flashing over this intersection to ensure we are air and water tight.

This will take one man half a day to complete, once done the building is sealed for life.

BULLETPROOF WINDOW INSTALLATIONS

We give a great deal of attention to our building openings. Here is what I believe to be the best way to install windows:

1. When building the walls slope, the bottom sill 5 degrees towards the exterior

2. Tape the sill

3. Shim the opening back level. This sets the window level but allows penetrating water to drain to the exterior.

4. Silicone and tape the sides and top

5. Never silicone or tape the bottom.

These details start at the framing stage of the build but take relatively little time to execute.

AIR and WATER management.

Here is our advanced approach to installing ledgers when working with exterior insulation.
1. Cut out pucks to remove the foam
2. Replace pucks with solid 2x material
3. Air and water seal with the appropriate butyl tape
4. Add a pressure treated puck on top
5. Bolt ledger through the solid blocking into the house.

The result is an air and water tight install with a ledger spaced off the house to allow water to drain through and dry.
