Excited to be getting into this project. It is going to be an amazing transformation as it takes shape. Glad to be working with on such an involved project. With extensive shoring and new floor systems for all three levels. We are working closely with the engineers as we erect temporary shoring beams, remove existing sections, joist and re-shore throughout the house. Planning the order of operations is crucial to minimize the necessary shoring and streamline the removal process. The existing LVL beams from a previous renovation were a useful surprise. With 27 steel beams, moment frames and sloped HSS in the roof- laying out our grid lines, double checking elevations and staying one step ahead is crucial, and always nice when the brick to brick dimensions just add up 👌 per plans.🤞 📐

Steel gables are up! We are ready for the third floor wall package and trusses to get this closed in! Lots of air sealing, flat roof sloping, scupper and stone details as we have worked our way up. We installed tyvek between the plies of our third floor inset LVL beams for a continuous envelope from the basement to roof. It's always in the details, and the ex*****on. Excellent Teamwork on this one, looking forward to the hand cut roof sections and cabana structure!

Really excited as this one takes shape! A stunning 3-story house with a large extension and laneway build. With walkout and rooftop balconies, numerous wall set-backs and cranked beams. We have been ledgering and through-floor shoring the existing structure, removing the existing floors in 12' sections, and infilling with new joists on LVL ledgers throughout. Installing the steel as we work our way up the structure while keeping the existing house braced and safe. Accounting for the different finishes and alignments along the fire rated walls, brick, siding, brick-facing, and standing seam assemblies takes some planning and critical layout at each step of the way, working within the existing structure and dimensions. We love a challenge and are so happy to be working with an excellent team on this one!

-Be proficient with blueprint reading, architectural, structural and ID plans along with assembly detail notes and plan overlays.
-Have a reliable vehicle
-Have a valid working at heights
- Have basic hand tools, pouch, PPE and standard framing tools.

This one turned out to be more like a new build. The existing ground floor system and north and south side walls were to remain and be extended. The steel truss joists and south wall steel truss studs ended up being rebuilt completely to work with the new elevations, structural requirements and to sister and extend the walls. A wild transformation from original bungalo to this, while keeping the north garage wall and keeping those angular planes and extending on it with some large cantilevers and multiple exterior build lines. 2 story continuous elevator wall framing from basement to 1st floor ceiling, double stairwell walls for a continuous recessed handrail we will cut in once the finished stairs are installed. This one is going to be wild! Always great working with and !

Time for some winter/spring catchup on the gram! It has been great working with and on this involved front and rear addition. Large cantilevers, lots of MST straps, multiple ground floor elevations and a full rework and leveling of the existing areas and existing gable reframe, flat roof with continuous rear window to skylight glazing. This is going to be stunning. Having the details dialed in on this one and working through the obstacles as they come is always satisfying, and made better with a great team!
