This crawlspace is a perfect example of why encapsulation is a complete system—not just a single product.

The previous installation had multiple issues: insufficient spray foam thickness, foam sprayed directly onto damp rigid board, and the 6 mil vapour barrier wasn't properly sealed behind the insulation. Individually, these mistakes may seem minor, but together they create a system destined to underperform.

We removed the failed materials, dried the area thoroughly, installed a proper 3" layer of closed-cell spray foam, sealed all critical transitions, and finished the project with DC315 intumescent coating to bring the assembly up to code requirements.

The results spoke for themselves. Within just 48 hours, humidity levels dropped by 15% without making any adjustments to the dehumidifier.

Homeowners, do your homework on who you hire.

Don't focus on price alone—make sure you're actually getting the insulation system you're paying for.
This is a perfect example of why we never spray foam directly over rigid foam board in a crawlspace. The foam board is rarely sealed tightly to the foundation wall, leaving an air gap behind it. That gap allows cold outdoor temperatures to travel directly into the home while creating the perfect place for moisture to accumulate.

These homeowners were told during their home inspection that everything looked good. Reality was very different. Their floors were cold all winter, comfort was poor, and the heating bills kept climbing.
Unfortunately, the only proper solution now is to remove everything and start over.

When it comes to insulation, shortcuts are expensive. The cheapest quote often becomes the most expensive fix.
Do it once. Do it right.
