This crawlspace is a perfect example of why encapsulation is a complete system—not just a single product.
The previous installation had multiple issues: insufficient spray foam thickness, foam sprayed directly onto damp rigid board, and the 6 mil vapour barrier wasn't properly sealed behind the insulation. Individually, these mistakes may seem minor, but together they create a system destined to underperform.
We removed the failed materials, dried the area thoroughly, installed a proper 3" layer of closed-cell spray foam, sealed all critical transitions, and finished the project with DC315 intumescent coating to bring the assembly up to code requirements.
The results spoke for themselves. Within just 48 hours, humidity levels dropped by 15% without making any adjustments to the dehumidifier.
