When someone calls us about a small leak, we try to arrive ready to fix it. In many cases, it takes more time to get to the house, set up, inspect the roof and figure out what’s happening than it does to actually make the repair.
That was the case with this house. We inspected the roof and made the repairs needed to buy the homeowner some more time while also giving them a better idea of what the future holds for their roof.
Sometimes the shingles themselves are still in decent shape, but the details underneath tell a different story. We find shingles where the seal has failed, improper nailing, old repairs, no underlayment or other workmanship issues that could have been avoided during the original install. For the time being, our job is to secure what we can, make the necessary repairs and explain what we find.
Once we’re on the roof, we can usually find a practical solution. That might mean replacing and sealing missing shingles, securing loose components, or fastening roof vents and flashing where the original nail anchorage has failed. These small adjustments can make a big difference, especially when the next high-wind event comes through.
With this particular assessment, we inspected the roof from the ground and on the roof itself and found a lot of unsealed 3-tab shingles, along with repairs from previous contractors. Based on what we found, we recommended planning for a full replacement using a high-wind-resistant architectural shingle, proper underlayment and new flashing.
But that doesn’t mean the homeowner has to replace the roof today.
For now, they can save their money, avoid financing and get more life out of the existing roof while knowing what they’re up against. That’s what a good roof assessment should do—give you the information you need to make the right decision instead of pushing you into a replacement before you’re ready.
And one last note: if they do decide to move forward with us on the replacement, the money spent on this repair will be credited toward the new roof. We consider that a courtesy for trusting us to come back and replace the roof properly when the time is right.
