Demo days!
We got the all clear for asbestos testing so we're finally peeling back the layers of this late 1800s Kirkendall North home.
After some digging, literally and figuratively, the home revealed that the second storey wasn't original (my guess is 1940-50s) so we will be adding some proper supports and reinforcements, bring these ORIGINAL 9-10" plank floors back to life AND add a second storey 3 pcs bath/wet room.

Needless to say, I'm super stoked about this project.

Sneak peak at what's been happening over the past 2 months (not icluding some beginnings of other projects.... Classic Kim, starting a new project before finishing the previous one 🙃)

I love what I do & I'm so grateful to do it everyday but with jobs getting bigger, business growing & only one of ME, I would love to get your recommendations/referrals for any female/lgbtqia2s+/ &/or Ally in the trades who would be open to contract work in the Hamilton area.

I think it's fair to say I'm not great at keeping up eith social media (my last post was when?!?) ..buuuuutt I'm not too shabby at the actual renovations!

This kitchen wrapped up a few weeks ago and was transformed into a bright, open space with a cozy built in bench for slow mornings looking out into the backyard. Plus a gorgeously large peninsula adding more storage & counter space.

As always, there were hiccups & bumps & change orders & alterations but we made it through & the client is happy to cook / bake / craft / create in their new bright open space.

Tile in a kitchen seems like a standard in my mind but it wasn't the case when this kitchen was renovated just a few years ago. The laminate started to crack & pop up due to the floors being unlevel & with the homeowner having mobility issues, this caused even greater concern.

Fast forward to today: it's now a beautiful, durable & easy to clean, porcelain tile from with grout in the color Straw.
In addition to the floor installation, I also provided funtional organization to allow ease from workspace to workspace.

What a magical thing a little colour (...and a lot of little repairs & prep) can do to a space!
Refreshed with new 2-panel smooth doors (2 are on back order), polished brass hardware + FJP window & door casing. Updated to white screwless plate outlets + switches, Honeywell thermostat & Globe Light fixtures in brushed brass.

Walls in Sherwin Williams satin colour matched to BM white Dove.
Trim in Sherwin Williams semi-gloss emerald trim paint ultra white.
Plus, a little extra elbow grease & some helped restore the original doorbell & solid brass register covers.

A few weeks ago, I had the pleasure of creating this beautiful focal point in a cozy living space. Simple & sleek, this stunning black walnut was planed down, biscuit jointed, sanded to 220g, stained in antique walnut, sealed with oil & secured in place.

The client actually had helped cut down & mill the small grove of black walnut trees where these boards came from so athough it may not look like much, there is so much heart & soul in this wood.

I wish I had a before photo but let me try my best describe it:
the door dangled off 1 hinge, held by a few screws and secured with a latch and lock. The windows were painted black & boarded up. It "swung open" out to the garden and only 45° - 50° max. The pathway was all janky, the flagstones had settled unevenly and the garden grew into the spaces in between... and over it.

And now..
New hinges, deadbolt, and k**b. Windows uncovered & cleaned. Switched to righthand inswing and added doorstop trim. Sanded down and sealed with spar oil. Re-set the flagstones to match the new brick threshold with a gradual slope to the patio
