Freeze-thaw season is coming for your hardscaping, and small damage right now turns into a much bigger problem by spring.

Here's what to look for before the ground freezes solid:

⚠️ Cracked or chipped pavers, water gets in the cracks and does the rest
⚠️ Steps or walkways that feel uneven or have started to sink
⚠️ A retaining wall that's leaning, bulging, or shifted from where it started
⚠️ Wide gaps opening up between joints
⚠️ Standing water that pools near your foundation or patio after rain

If you're seeing any of these, winter won't fix it, it'll make it worse. Freeze-thaw cycles work their way into every crack and gap, and what's a simple repair in October can turn into a full rebuild by spring.

With 20+ years of experience working on properties across the Hamilton area, we've seen the same pattern every fall: it's always cheaper to fix it now than replace it later.

We did the survey. Called in all the locates. Followed every step.

Then we found a line that was never marked.

So we stopped. Called it in. Waited for Hydro One to confirm it was safe before touching another inch of that hole.

The post ended up a few inches from where we originally planned it. The job didn't change. The standard didn't change.

This is the part of the work nobody sees in the finished photos, the calls, the pauses, the "let's make sure" moments before a single post goes in the ground. 20+ years in, we've learned that's exactly where the difference gets made.

If you're planning a fence or hardscape project on your property, ask your contractor how they handle locates. The answer tells you a lot.

Fall officially arrives tomorrow, and this is the best window you'll get to deal with fence issues before the ground freezes. Once frost sets in here in Hamilton, posts that are already loose or rotting at the base only get worse. Freeze-thaw cycles through winter finish the job.

Before it gets to this point, walk your fence line and check for:
✔️ Posts that wobble or lean
✔️ Rot or damage near the ground line
✔️ Gates that have started sagging or sticking
✔️ Panels or boards that took a hit over the summer

Fixing it now beats finding it flat on the ground next spring, and it's one less thing on your plate once snow removal season kicks in.
