Closet Door System Replacement — Dartmouth, HRM

This project was about more than replacing closet doors — the goal was to improve functionality while keeping a consistent style throughout the home.

The existing closet door system wasn’t operating properly, and the opening itself presented an additional challenge. It was significantly out of level and uneven, which meant the new system required careful fitting and adjustment rather than a simple replacement.

We replaced the tracks, trimmed the doors as needed to work with the existing opening, installed the new door panels, and carefully adjusted the entire system for smooth and reliable operation. New handles were also installed to complete the finished look.

The result is a clean, functional sliding closet door system that matches the style of similar doors throughout the house.

Even when an existing opening isn’t perfectly square or level, proper fitting and adjustment can make a major difference in how the finished system looks and operates.

From Rot Repair to a Complete Door System in Cole Harbour, HRM

This project involved much more than simply replacing a door.

After removing the old door, we discovered significant rot at the sill. The damaged material was removed and the sill was rebuilt to provide a solid base before the new installation could begin.

To protect the repaired area, we fabricated an aluminum sill pan and installed a waterproofing membrane, creating a properly protected transition beneath the new door.

Because of the existing brick veneer and the difference in dimensions between the old and new door systems, the opening also had to be built out and carefully adapted to achieve the correct fit and a clean finished appearance.

Another challenge was the large gap between the bottom of the new door and the existing brickwork. Instead of leaving an obvious patch, we prepared three pigmented mortar samples for the homeowner to choose from, allowing the repair to blend as closely as possible with the existing mortar.

Once the opening was ready, we installed and waterproofed the new entry door, completed the exterior with PVC trim, and added a storm door as part of the same project.

Inside, we completed the opening with jamb extensions and casing, leaving only painting for the homeowner.

Two days of work – from demolition and rot repair to waterproofing, installation, masonry detailing, storm door installation, and final trim.

Door Resealing — Before & After | Cole Harbour, HRM

A good example of how proper maintenance can restore an exterior door without the need for a full replacement.

On this entry door with a sidelight, the existing exterior silicone had dried out and started separating from the surrounding surfaces. The weatherstripping and door sweep were also worn, reducing the protection of the entrance from water and outside conditions.

The old sealant was completely removed and the application areas were properly cleaned and prepared. Before applying the new exterior-grade sealant, the surfaces were treated with alcohol to improve adhesion and provide a clean base for the new seal.

We also replaced the worn weatherstripping and installed a new door sweep. Sealant was applied where required around the sweep to help prevent water from getting behind the assembly and potentially reaching the interior.

Before: deteriorated silicone, worn seals, and reduced weather protection.

After: fresh exterior sealing, new weatherstripping, a new door sweep, and restored protection around the entrance.

A straightforward repair, but an important one — especially when exterior sealing components begin showing their age.

Door Reinstallation After a Failed Installation

Sometimes a new door doesn’t need to be replaced — it needs to be installed properly.

A homeowner in Eastern Passage contacted us for a professional assessment after having serious concerns about a recently completed installation. Once we inspected the work, those concerns were justified.

The siding had been damaged and cut in multiple areas, the rough opening had not been corrected or prepared, and large voids had simply been filled with spray foam. There were large exterior gaps behind the brick mould, no drip cap, no proper waterproofing, and approximately a ½-inch gap beneath the threshold. Interior-grade sealant had also been used outside and had already begun deteriorating.

The most serious problem was underneath the door. Part of the subfloor had been cut away while the floor joists ran parallel to the doorway, leaving an unsupported section beneath the threshold. Instead of rebuilding, the previous installers relied on spray foam for support — something it was never designed to provide.

We removed the door and started again — properly.

The damaged floor structure was rebuilt and reinforced, openings into the crawl space were sealed, and the threshold area was prepared and levelled. We installed flashing tape for proper waterproofing before reinstalling the existing door.

Once the door was set, secured, levelled and adjusted, we added exterior waterproofing around the opening, installed a proper drip cap, and sealed all joints and transitions with exterior-rated sealant.

The damaged brick mould was replaced with PVC exterior trim to finish the opening and compensate for the siding. Inside, jamb extensions were installed so the homeowner can finish the interior.

What started as an emergency call became a complete door reinstallation and opening restoration — addressing the structure, waterproofing and exterior finish properly.
