The Reality: We call this the "September Sweat." While the nights are getting crisp, September days in the Highlands are often still warm and incredibly humid. If you seal those vents now, you trap that heavy, moist air under your home. When the temperature drops at night, that trapped moisture hits your cool floorboards and turns into immediate condensation. This creates a high-moisture environment that feeds mold, mildew, and wood rot all autumn long. 🍄🪵

The Fix: Let the cottage breathe! To protect your Haliburton property, leave your crawlspace vents completely open until the daytime temperatures are consistently cold (usually late October). You want that air moving until the humidity levels finally drop for the winter. 🏠🧤

If it feels like the oak trees in the Haliburton Highlands are working overtime this year, you’re right! We are likely in a "Mast Year." This is a fascinating survival strategy where trees synchronize to produce a massive overabundance of acorns. Why? To literally "flood the market" so that squirrels and blue jays can’t possibly eat them all, ensuring at least a few seeds survive to become trees. 🌳📈

The Maintenance Tie-In: While great for the forest, a Mast Year is tough on your deck. Acorns contain high levels of tannins—the same stuff used to make ink. If acorns are left to sit under a layer of wet leaves and winter snow, they will bleed into your wood or composite decking, leaving stubborn black stains that are nearly impossible to power wash away. 🏠🚫 As part of our fall property maintenance, we prioritize blowing and sweeping decks clear before the first snow sets in to protect your finish! 🧤🧹

There is a popular myth that summer ends when Labour Day arrives. But anyone who has spent real time in the Haliburton Highlands knows the truth: September is the golden season.

The lakes quiet down, the boat traffic fades, and the morning air takes on a crisp, refreshing edge. It’s the time of year when cottage life naturally shifts inward—swapping late-night dock sessions for cozy evenings by the hearth and morning coffee wrapped in a sweater.

As the rhythm changes, our focus remains exactly where it always is: making sure your interior sanctuary is warm, spotless, and completely ready for you to enjoy.

While our maintenance team begins prepping grounds for the cooler weeks ahead, our cleaning team ensures fireplaces, living spaces, and glass are pristine. September weekends are far too precious to spend cleaning up or prepping a property yourself.

This week, my attitude of gratitude is for the shift in seasons and the privilege of looking after these spaces year-round.

: The End-of-Summer "Choke" 🌊🚫

Maintaining your Haliburton Highlands cottage water system becomes a major challenge during peak w**d season. As the lake reaches its warmest temperatures in late August, your primary property maintenance priority should be the hidden intake sitting on the lake bottom.

The Hidden Risk: Your water intake (foot valve) is likely currently surrounded by a thick forest of milfoil and algae. If that intake screen gets "choked" with lake muck, your pump has to work twice as hard to pull water. This causes low pressure, surging, and—if left too long—a burnt-out pump motor just as the Labor Day guests arrive.

The Task: The Intake Dredge. If the sun is out, take a mask and go for a quick dip. Locate your intake pipe and gently clear away any w**ds or debris from the foot valve cage. (Don't lift the pipe out of its weighted position!). If you aren't a swimmer, use a long-handled rake from the dock to clear the area around the pipe. Give your pump a "breath" of fresh water! 🌊💨

: The August Drought Illusion 🌧️🚰

The Myth: "It poured rain yesterday, so the cottage well is fully recharged and we can safely run the sprinkler or wash the boat." ⛈️🚤

The Reality: In the Haliburton Highlands, most wells draw from deep aquifers or narrow fractures in the Precambrian Shield granite. A single summer thunderstorm—no matter how intense—does almost nothing to replenish a month-long dry spell. Most of that water simply runs off the hard ground into the lake. If you treat your well like "unlimited" city water in late August, you risk running it dry. This causes your submersible pump to suck in silt or run "dry," which can burn out the motor and result in a $1,500+ emergency repair right before the long weekend. 💸🔥

The Fix: Treat your well water like gold during the dog days of summer. Space out your laundry loads, keep the showers short, and never use well water for the lawn or boat washing during a drought. Your pump (and your wallet) will thank you! 🏠🧤

If you see a shadow darting across the surface of the lake this week, it might not be a fish. The Dark Fishing Spider (better known as the Dock Spider) is a master of surface tension. They use tiny hairs on their legs to literally run across the water to hunt minnows and small frogs. At the size of a human hand, they are Canada’s largest—and most misunderstood—spiders. 🕷️🐟

The Maintenance Tie-In: While they are essentially harmless to humans and great at keeping other pests down, they love the dark, cool crevices under your Haliburton Highlands boathouse and dock railings. 🏚️🕸️ We know that reaching for a dock line and finding a giant spider is the ultimate "cottage jump scare." That’s why we include regular "Spider Sweeps" in our dock maintenance packages. By late August, cottage country heat and outdoor activity reach their peak. The humidity rises, sand gets tracked up from the beach, and the property sees constant foot traffic. But the second you turn the key and cross the threshold into the cottage, all of that heat and noise should instantly dissolve.

That contrast is what we call the threshold effect.

Your Haliburton Highlands cottage goes through a lot in the summer. Intense August heat and humidity cause building materials—wood, vinyl, and metal—to expand and contract, which can compromise your cottage maintenance efforts by pulling apart your protective seals.

The Expert Tip: Check the caulking around your exterior windows, doors, and interior tub surrounds. This "envelope" is the critical barrier that keeps the elements out. If you see cracks, shrinking, or peeling, moisture is already finding a way behind the surface and into your structural wood.

The Task: Spend 20 minutes this weekend auditing your seals. If you find gaps, scrape away the old, brittle material and re-caulk now before the heavy fall rains begin. A $15 tube of high-quality silicone is the cheapest insurance you can buy against rot and mold! 🏠🛠️
