Attic Rain. Is a thing, it can affect your home during cold temperatures. It is preventable. Ensure that you turn down your central Humidifier at your furnace if you have one, or just keep it at 10% relative humidity. Excess humidity will/can migrate to your attic space during extreme cold temps, and then melt and drip onto your ceiling when temperatures warm up, such as today. There are other factors that can cause this, such as deteriorated attic hatch weatherstripping, or lack of, or leaky bathroom exhaust vents, and recessed light fixtures that have been retrofitted. None the less, when it gets really cold out, ensure that you have your humidifier set to the lowest setting if you have one, or shut it off completely!

By far, the most prevalent type of roof covering in North America is asphalt shingles (sometimes called roof tiles).

Most asphalt shingles today use a non-organic fiberglass mat that is less vulnerable to mechanical damage, and the stone grit used to finish the top of the shingle often includes zinc granules which inhibit the growth of moss and lichens.

These more modern asphalt shingles, while their performance history is still unfolding, appear to have a service life in the 20 to 30-year range. This is the best version of asphalt roof shingles.

Having indoor hot water distribution is a luxury we have only enjoyed for a little over a century. It is a great convenience, but it does come with some potential risks.

The temperature must be maintained at a safe level; where it is hot enough for sanitation purposes, but not so hot that it will inflict burns. At 52°C (125° F), a 3-minute immersion can cause third degree burns. Consider maintaining the setting at 48°C (120°F) or lower.
Having a lower temperature can still provide good energy efficiency while protecting the vulnerable people in your household: the elderly, small children, and people with disabilities. Enjoy this great convenience safely.

In the 1980s and beyond, homes were being built to higher energy efficiency standard, thus making them more airtight - to reduce heat loss.

An unintended consequence of this change was a lack of fresh air flow in and out of the home. That resulted in more humidity in the air as we cooked, showered, and breathed.

That humidity was condensing on the cooler perimeter components of the home in the winter months, causing mold, mildew, and rot damage – sometimes severe and with possible health consequences.

The solution was the installation of an appliance that forced out stale interior air and brought in drier exterior air. The initial designs of this appliance drove up heating costs when the heated interior air was expelled, and the cooler exterior air was introduced into the home.

Consequently, a redesigned appliance was developed that extracted the heat from the outgoing air and introduced it to the incoming air. Problem solved! and it is now a building code requirement for most newly built homes in Canada.

During a home inspection, a large, old dead tree stump was found in this home’s crawl space.

This finding does not pose any negative effect to the structure.

However, live tree roots can entwine themselves within the foundation built with stones and mortar.

As these roots grow and shift, they can create leakage points that allow pests, rodents, and water to gain access to the crawl space beneath your home.

The water and moisture encourage mould growth and consequently, the wood, the walls, and the insulation in your crawl space can start to disintegrate and weaken, threatening your home’s integrity.

A home inspection is a professional consulting service that determines the present condition of the home’s major systems, based on a visual inspection of accessible features. It focuses on the performance of the home, rather than cosmetic, code or design issues. Inspections are often performed during a real estate transaction but may be done anytime.
