A parking lot doesn’t need everything fixed at once. It needs the right maintenance at the right time ⏰

Inspect winter damage in spring, protect your asphalt through summer, take care of cracks in the fall, and keep an eye on what’s coming next.

The paint's better than it used to be. Machines are faster, trucks are nicer, and we can knock out in a day what used to take three.

What hasn't changed is that somebody still has to walk the lot first and figure out the layout.

Forty years in, and that's still the slowest part of the job.

Anyone can throw cold patch in a hole. It'll look fine for a few months.

Problem is if the base under it is soft, the water just keeps getting in and you're looking at the same pothole next spring. Then it's the repair that gets blamed.

We cut it square, pull out whatever's failed underneath, pack new base in and pave over top. Slower, but it stays put.

If you've got a spot that comes back every year, send us a picture of it.

Nobody's lot fails in one bad night.

Water gets into a crack, freezes, and pushes the crack a little wider. Then it thaws, drains deeper, and freezes again. Between November and March, that runs dozens of times.

Crack fill is the cheapest line on any maintenance quote, and it's the one thing that stops the cycle before it starts.

And guess what? We're booking fall crack fill through October across Wellington and Waterloo Region.

The last step everyone sees 👀

Fresh black asphalt, clean yellow lines, and a parking lot that looks finished and well cared for.

But getting to that point takes a lot of preparation. Most of the work happens before the paint ever hits the pavement.

The finished markings are where it all comes together.
