Anyone can throw cold patch in a hole. It'll look fine for a few months.

Problem is if the base under it is soft, the water just keeps getting in and you're looking at the same pothole next spring. Then it's the repair that gets blamed.

We cut it square, pull out whatever's failed underneath, pack new base in and pave over top. Slower, but it stays put.

If you've got a spot that comes back every year, send us a picture of it.

Nobody's lot fails in one bad night.

Water gets into a crack, freezes, and pushes the crack a little wider. Then it thaws, drains deeper, and freezes again. Between November and March, that runs dozens of times.

Crack fill is the cheapest line on any maintenance quote, and it's the one thing that stops the cycle before it starts.

And guess what? We're booking fall crack fill through October across Wellington and Waterloo Region.

SEALCOATING SEASON IS SHORT.

Sealer needs heat to cure properly, which means there’s a limited window each year for commercial sealcoating 🧼

As we move toward the end of August, that window starts to close. After that, temperatures aren’t reliable enough for proper curing, so most projects will need to wait until next season.

If your property is due for sealcoating, now is a good time to get it on the schedule.

Nobody thinks about their parking lot until it's already a problem. And by then it's the expensive kind.

Asphalt doesn't get cheaper to fix. That little crack from this summer is a pothole by winter and a resurfacing bill next year. Let it go long enough and you're rebuilding the whole thing from the ground up.

The lots that last belong to the people who deal with the small stuff early. Seal it, patch it, move on. Costs a fraction of what waiting does.

Funny how much a parking lot tells you before you've even walked in the door.

Faded lines and people start parking wherever. You lose stalls, it looks run-down, and customers clock it without really thinking about it. A couple of hours of fresh paint and the whole place reads as looked-after again.

Check out this line painting job we did for a client recently. The lot came to us faded to the point people were parking sideways across two stalls. Day of work and every spot's back.
