Not every issue means a full roof replacement, and not every roof can be saved with a patch. Isolated damage on a roof that still has years left is usually a repair. Widespread ponding, multiple leaks, or a membrane already showing its age across the board usually points to replacement. When in doubt, an inspection is the fastest way to know for sure.
Probably a repair if: the damage is isolated to one area, like a small tear, a single soft spot, or a leak around a vent or seam. Most roofs are over 10 years from the end of their lifespan when this happens.
Probably a replacement if: there's widespread ponding water across the roof, multiple leaks happening in different areas, or the membrane is showing its age with cracking, bubbling, or brittleness in several spots.
Always worth a second opinion: if the roof is nearing or past its expected lifespan and a repair has already been done once or twice in the last couple of years. At that point, a replacement often costs less over time than repeated patch jobs.
