If there's a bedroom above or beside the garage, this is the one decision that matters. Everything else is preference.

- Chain drive. Cheapest and genuinely tough. Also, loud. A metal chain pulling a heavy door directly under a bedroom floor is something the whole house hears at 6am.
- Belt drive. Same mechanism, rubber belt instead of chain. Noticeably quieter, costs a bit more. This is what most people should get.
- Wall mount. No rail overhead at all, the motor sits on the wall beside the torsion bar. Quietest option, frees up your ceiling, costs the most. Needs a torsion spring setup to work.

Two things worth knowing beyond noise. Horsepower matters less than people think for a normal double door, 1/2 to 3/4 covers most homes. And battery backup is genuinely useful in Edmonton, since a winter outage with no backup means hand lifting a heavy cold door.

Asmara Garage Doors installs all three. Happy to say which fits your garage if you describe it in the comments.

Press the button, the motor hums, nothing happens. The door just sits there.

Nine times out of ten that's the drive gear inside the opener. Its plastic, it rides against a steel worm gear, and after 10 to 15 years it wears down to nothing. You can usually spot white or grey plastic shavings on the floor under the unit.

How to tell what you're dealing with:

- Motor hums and nothing moves, plus shavings on the floor. Stripped gear.
- Motor runs and the chain or belt moves but the door stays still. The trolley has come off the carriage.
- Nothing at all, no hum, no lights. Power or a blown board.
- Door starts up then reverses right away. That's the safety sensors, not the opener.

A gear kit is not an expensive repair on a unit that's otherwise fine. On a 20-year-old opener its usually better money to replace the whole thing, since the boards and the safety features are dated anyway.

Asmara Garage Doors can tell you which side of that line you're on before you spend anything.

You call two shops about the same opener. One says $350. The other says $980. Same house, same door, same week.

Usually neither is wrong. They're quoting two different jobs, and nobody explains that on the phone.

- Labor only means you buy the opener, they install it. That runs roughly $200 to $350 for a two-to-three-hour job, sometimes with a service call fee on top.
- Supplied and installed means they bring the unit, mount it, program it, and check the door. Most residential models land between $820 and $1,420 in Edmonton right now. Wall mount units run higher.

So, the first question to ask is always the same. Does that price include the opener itself?

Second question worth asking. Does it include hauling the old one away and reprogramming your remotes and keypad? Some quotes do, some add it after.

Asmara Garage Doors quotes openers supplied and installed so there's one number. Ask in the comments if you want to know what a specific model runs.

Door goes up two inches, makes a loud crack, then stops. It's frozen to the concrete.

This one catch people every year and the reflex is always the same. Hold the button down and force it. Please dont. That crack you hear is either the bottom seal tearing off or the opener stripping its gear, and both cost more than the actual problem.

What to do instead:

- Hit the release cord and lift by hand. Sometimes a steady pull breaks the ice without shock loading anything.
- A bit of warm water along the bottom edge works. Not boiling, that can crack cold concrete.
- Sweep and clear the pad after each snowfall so melt water is not pooling there.

Why it happens in the first place is usually the seal. A worn bottom seal lets water sit under the door instead of shedding it out. Then it freezes and glues the door down.

If yours has frozen down more than once, the seal is the fix, not the ice.

Asmara Garage Doors handles this a lot from November on. Ask away in the comments.

If your garage is attached and you heat it at all, an uninsulated door is the biggest hole in the wall.

The number people get sold on is R value. It's worth understanding what it actually means before you pay for a big one.

- A single layer steel door is around R2. Basically, a metal curtain.
- A double layer with polystyrene runs about R6 to R9.
- Triple layer polyurethane gets you into R12 to R18.

Here's the part nobody mentions. That R value is for the middle of the panel, not the edges, and not the gaps. A R16 door with worn out weather stripping loses more heat than a R9 door that's sealed properly. Seal first, then worry about R value.

The other thing that matters in Edmonton is how the door behaves at minus 30. Cheaper doors get stiff and the panels can crack at the hinge line after a few winters.

Asmara Garage Doors can walk you through what makes sense for your setup. No pressure either way.

Most garage door repairs we get called out for in January could have been caught in September for free.

Here's the check anyone can do in about 15 minutes, no tools needed for most of it.

- Pull the red release cord and lift the door by hand. It should feel light, maybe 10 pounds. If it fights you or drops, the springs are tired.
- Let go at waist height. A balanced door stays put. If it slides down, that's a spring issue.
- Look at the cables on both sides. They should sit tight in the drum with no loose loops and no rust or fraying.
- Watch the rollers as the door moves. Wobbling or grinding means the bearings are gone.
- Listen. A pop or a bang is never normal.

Do this now while it's still warm out. Cold makes every one of these problems worse, and everybody calls at once the first week it drops below minus 20.

Asmara Garage Doors covers Edmonton and the surrounding areas if something on that list looks off.

Stand in your garage tonight, shut the door, turn the lights off. If you can see a line of daylight along the bottom, that's your heat leaving.

Bottom seals are rubber. Edmonton winters make rubber hard and brittle, and after about five or six years it stops springing back. The gap starts small. By January its wide enough for snow to blow through.

What to look at while your down there:

- The bottom seal. Squeeze it. If it feels stiff like a hockey puck instead of soft, it's done.
- The side weather stripping. Push on it. It should touch the door all the way up.
- The top seal. Most people forget this one completely.
- The concrete under the door. If its cracked or uneven the seal can't sit flat no matter how new it is.

Weather stripping is one of the cheaper jobs a garage door needs, and it's the one that pays you back on the heating bill. Best done in September while the rubber is still warm enough to sit properly.

Asmara Garage Doors does these across Edmonton and the surrounding towns. Happy to answer questions in the comments if you're not sure what you're looking at.
