Quick one for watering season. Your garden hose is connected to the same water you drink. If you leave the hose end sitting in a kiddie pool, a bucket or a pond and the pressure in the line drops, that dirty water can get pulled back into your pipes. It is called back siphonage and most people never think about it.

Two easy fixes. Keep the hose end up out of any standing water. And screw a small backflow preventer onto your outdoor taps, they cost a few dollars at the hardware store and they stop water from flowing the wrong way. Be extra careful with those hose end sprayers for fertilizer and w**d killer, you want a preventer on that tap for sure.

If your drains keep backing up every summer the cause might be underground. Tree roots go looking for water and your sewer line is full of it. In the warm months they grow fast and push into any little crack in the pipe.

A few things to watch for. If your toilet gurgles, or a few drains slow down at the same time, or you get backups that keep coming back after you clear them, roots are a real suspect.

Skip the chemical root killers you see at the store. They are harsh on your pipes and they almost never clear a real root mass. The best you usually get is a short term fix.

The proper way to know is to put a camera down the line. You can see exactly where the roots are getting in, then it can be cut out and cleared the right way.

Older trees and older pipes around Newmarket, Aurora and East Gwillimbury make this pretty common. If your drains are acting up give us a shout.

If you find a little puddle on the floor by your furnace this summer it is not always a plumbing leak. A lot of the time it is the air conditioner.

Your AC pulls moisture out of the air and that water drains out through a small pipe, usually white PVC, into a floor drain or a little pump. In the summer it runs all the time so that line can slime up with algae and clog. When it clogs the water backs up into the drip pan under the unit and ends up on your floor.

Couple things you can check yourself. Find the drain line and the pan by the furnace. If there is water sitting in the pan the line is plugged. Once a month in cooling season pour about a cup of plain white vinegar down the drain line to kill the algae before it builds up.

If the pan keeps filling or you are not sure what you are looking at give us a shout and we will come take a look. We do residential plumbing across Newmarket, Aurora and East Gwillimbury.

Here is one that catches a lot of homeowners off guard. The little water line that feeds your fridge ice maker is one of the most common hidden leaks we run into, and it can drip away behind the fridge for months before anyone notices.

A slow leak back there will warp your floor and grow mold before you ever spot a puddle. So a couple times a year, pull the fridge out and take a look at the floor and the line.

Make sure you know where the shutoff for that line is too, usually under the kitchen sink or down in the basement, so you can stop the water fast if it ever lets go. And if your fridge is still on the old plastic tubing, get it swapped for a braided steel line. They hold up a lot better.

That is it. Two minutes now can save you a big mess later.

If your shower feels weak or it sprays sideways the problem is usually not your water pressure. It is hard water. The water around here leaves mineral scale and it slowly plugs up the little holes in your showerhead.

Easy fix you can do yourself. Unscrew the showerhead and drop it in a bowl of white vinegar for a few hours. If it will not come off just fill a sandwich bag with vinegar and tie it over the head with a rubber band and leave it overnight.

After it soaks scrub the face with an old toothbrush to knock the rest of the buildup loose. Run hot water through it to flush everything out. Wrap the threads with a couple turns of plumbers tape before you screw it back on so it does not drip.

Ten minutes and your shower feels new again. If it is still weak after all that the issue is further back in the line and we can take a look.

Got a summer water bill that looks higher than it should. You might have a hidden leak running somewhere in the house and not even know it.

Here is an easy way to check it yourself. Shut off every tap inside and outside, then go read your water meter and write the number down. Wait about an hour and do not use any water in that time, not even a toilet flush. Read the meter again. If the number moved or the little leak dial is spinning, water is getting out somewhere.

Most of the time it is a toilet flapper letting water sneak through or an outdoor tap that drips. Those are the first two spots to check. If the meter keeps creeping and you cannot find it, that is when to call us and we will track it down before it adds up on the bill.

If your toilet tank or basement pipes look wet in this summer humidity it is usually not a leak. Warm damp air hits the cold porcelain and the cold water lines and the moisture beads up on the outside, same as a cold drink on a hot day. Here is how to tell and what helps.

Wipe it dry and watch it. If it sweats again on a humid day but stays dry when the air is dry, that is condensation not a leak. Cut the moisture in the air, run the bathroom fan, crack a window, and put a dehumidifier in the basement. Wrap the cold pipes with foam pipe insulation, and a toilet tank that keeps sweating can take an insulated tank liner. If a spot stays wet even when the air is dry, that one might be a real leak so get it looked at.

That random sewer smell in the basement or a spare bathroom usually is not a big deal. Every drain has a U shaped trap that holds a little water and that water is what keeps sewer gas from coming back up into the house. In the summer the drains you almost never use can dry out and then you get that smell. Easiest fix is to pour a few cups of water down any floor drains and into sinks and tubs you do not use much. Hit the guest bath and the laundry while you are at it. If the smell sticks around after you have refilled the traps it can be a cracked trap or a venting problem and that is worth a real look. We are Aquatec Plumbing, residential plumbing here in York Region.

A dripping faucet seems like nothing but it runs all day and all night and you end up paying for water you never even used. If you have got one going right now it is worth sorting out.

Turn off the shut off valve under the sink before you touch anything. Most drips come down to a worn washer or cartridge inside the faucet, so take it apart and see what is worn. Plug the drain and keep the small parts on a towel so nothing disappears down the pipe.

If you get in there and it is still dripping, or the valve under the sink will not budge, give us a shout and we will take care of it.

Garbage disposal gets a real workout in the summer with all the cooking and entertaining, and most of the clogs we see could have been avoided. A couple of easy habits go a long way. Always run cold water before, during, and a good fifteen seconds after you grind so everything flushes through instead of sitting in the trap. Keep grease and stringy stuff out. Things like celery, corn husks, onion skins and potato peels wrap around the blades and turn into a mess. And if it starts to smell, toss in a handful of ice cubes and a few lemon peels and run it with cold water, cleans things up without harsh chemicals. Treat it right and it will keep going for years.
