Love a good design challenge! 💡📐
Our client brought us a tricky scenario for this new rear yard ADU: maximize the living square footage up top, but absolutely do not lose the three existing parking spaces down below.Usually, structural columns sit right at the outside corners of a building. But to make this work, we had to think outside the box. By pulling the main structural columns inward, we designed an innovative cantilevered shape that easily allows vehicles to park underneath. The result is this incredibly cool, modern elevated structure featuring sleek black siding and a warm textured facade.

The Disappearing Stepping Stone of Housing 🏡📉

I recently wrapped up a small 3-unit townhouse project, and honestly, it reminded me of how much I miss designing these on a regular basis!

Townhouses have always been such an important “stepping stone” in the homeownership process—giving families their first true stake in the housing market. But here is the sad reality: I haven't done a townhouse project in years, and the economic uncertainty in Southern Ontario is entirely to blame.

The cost and time required to develop these smaller projects just aren't feasible anymore. Between the endless mandatory studies, the army of expensive consultants needed, and the painfully long municipal approval timelines, small projects get suffocated before a shovel ever hits the dirt.

Everyone in the industry and government loves to talk about the "missing middle." But we aren't just missing the middle—we are missing the first step.

Have you noticed how complicated getting a building permit has become?

Recently, we had a project in Burlington that required approvals from Forestry, Fire, Zoning, and the Building Department. Each department operated completely independently, asking for different—and sometimes entirely contradicting—things. And that's not uncommon; in Burlington, you actually have to secure your zoning clearance and grading certificates before you can even hit "submit" on your building permit application.

Believe it or not, I was at Hamilton City Hall today doing exactly that. Because the current zoning doesn't permit a residential dwelling on this specific lot, we have to prove its "legal non-conforming use."

Despite the fact that the building:
🔹 Was built in 1897
🔹 Pays residential taxes
🔹 Is on Hamilton's heritage of interest list
🔹 Was purchased in 2012 as a home
🔹 And, well, looks exactly like a house...

The City still needs "proof."

A W**e Country Dream Come True! 🍷🏡

There is no greater compliment than a repeat client trusting us with their next chapter. We are absolutely thrilled to share the design for this stunning new bungalow nestled right in the heart of w**e country.

As you can see from the rendering, we leaned into a beautiful traditional style. We anchored the exterior with classic brick and stone, and highlighted the entryways with striking post-and-beam timber accents to give it that timeless, welcoming character.

But a true country home has to be as highly functional as it is beautiful. We packed this design with features tailored specifically for rural living and entertaining:
