CONTRACTOR TIP:

Most contractors at this point are trying to wrap up all of their seasonal work and wont be accepting new seasonal work. With winter rapidly approaching and contractors back logged you might be having a hard time sneaking in that last seasonal project of the year that you were hoping for. The solution to this is to start planning for next year!

Every contractor loves to have some work lined up for the future and now is the time to start entertaining this idea as a homeowner. Before the snow starts flying a contractor will be able to view all aspects of the your project for the spring and provide you with an accurate quote for the work to be completed at a later date.

There are possible changes in the estimate over that time the primary being the fluctuating costs of material. With this in mind the material should be the only thing that changes from the estimate you receive. Any reputable contractor will be able to stand by his labour price for the work especially knowing that the work wont commence for several months.

Contractor Tip:

We get a lot of questions regarding roofing and the differences between shingles and metal roofing. There are pros and cons to each of them and in the end it really comes down to what the customer is comfortable with.

Metal roofing has the ability to last longer than shingles however involves a lot more maintenance than shingles. The roofing is installed using self taping metal screws which has a rubber washer between the screw head and the actual sheet of roofing metal. These little washers are very commonly installed incorrectly. They have a nasty habit of loosening out of the hole and exposing your substrate to the elements. It is a very good idea to jump up on your roof yearly to make sure that none of these have backed out and tighten all of the screws. You have to make sure not to overtighten these as they will crush the washer completely.

Shingles are typically more labour intensive and more expensive for a square foot price. There is a lot of speculation on shingle brands due to ongoing lawsuits for many of the major manufacturers. When the shingles themselves are installed correctly they are virtually maintenance free for 15-30 years (times vary from home to home based on sun exposer, ice damage and foliage).

In days end there are a lot of factors that may persuade your opinion on the product you would want on your roof. The most important factor for roofing is finding a qualified and trustworthy contractor to install the product.

Contracting Tip:

Unfortunately we find ourselves turning down more and more work as we get farther into summer due to scheduling and seasonal work. A great tip for home owners is to call well before the season starts for their particular project (shingling and siding). If a home owner wants to guarantee that their seasonal project gets done in time for the winter months make sure to make some calls to contractors months before the work is required to be completed.

If you are looking to get your shingles redone the best time for this is April as the contractor will be able to see the existing damage to your roof and you may be first on his list come season. The same goes for siding.

The same is true for interior work during the winter. If you are looking for an interior renovation the best time to contact a contracting company is in the summer. This allows the contractor to line up the work for when the snow starts to fly and can possibly get you a cheaper price due to the convenience of this (contracting companies love to have work lined up).
