If you're planning a renovation, it's worth knowing that there are federal programs that could put real money back in your pocket — and a lot of homeowners don't realize they qualify.
Here's a quick breakdown:
Home Accessibility Tax Credit (HATC)
If you or someone in your household is 65+ or living with a disability, you could get up to $3,000 back on eligible renovations — things like curbless showers, grab bars, wider doorways, and ramps. These are designed to make a home safer and more livable long-term, and they can be done beautifully.
Canada Greener Homes Loan
This one is an interest-free loan of up to $40,000 for energy efficiency upgrades to an existing home — insulation, windows, doors, heat pumps. It has to be repaid, but interest-free over time makes it a genuinely attractive option for bigger upgrades.
Multigenerational Home Renovation Tax Credit (MHRTC)
Building a secondary suite for a family member who is 65+ or eligible for the Disability Tax Credit? You may be able to claim up to $7,500 back. In-law suites are one of the most-requested projects we see right now.
We design accessible living into our projects — curbless showers, thoughtful layouts, grab bars that don't look like an afterthought. If any of these programs apply to your situation, it's worth bringing up during your consultation so we can factor it into the plan.
