A much needed update for you guys!
We moved in a few weeks ago and have really been enjoying our new space. Feeling so thankful to have a beautiful place to call home. We have lots of work left to do. The house wasn’t exactly where we wanted to be when we moved in but we made the best of it. The kids have done amazing with the change. We can’t wait to keep the progress going and hopefully get the main floor finished by summer. There’s tonnes of work to do outside and we’re actually looking forward to it. Thanks for all the support and we hope you like what’s we’ve done.

It’s been a real rollercoaster of a week here but we’re getting through. Unfortunately all the rain last Friday pooled on top of frozen ground and caused our foundation to leak. Water came in exactly where we had all the Ikea kitchen cabinet boxes stored. Thankfully we were there and able to quickly open and air them out. It seems like we caught it just in time. So I guess the foundation will get done come spring. Unfortunately that means the deck we were excited to salvage will have to go. But there’s definitely a peace of mind that comes with fixing the foundation, and knowing any future work we do down there will be safe. Drywall starts tomorrow. Followed shortly after by paint, flooring and trim work. The next 6 weeks are going to fly by!

Sorry for not posting many updates, most of the first 2 months was pretty boring and nothing to take a picture of. But as you can see, we have been busy!
We gutted the majority of the drywall and insulation, all the flooring, electrical, windows and doors. We also gutted about 50% of the basement to check for water damage and mold. Nick took down a good portion of the brick on the outside when replacing our windows. So as you can imagine it’s been pretty cold in the house this month. The best decision we’ve made for this home is to vault the living room ceilings. I mean how could we not?! Second best decision was to swap the front door and front window locations. We are thrilled with our all black windows/doors from Stevensons. 2 weeks ago we passed our structural inspection and today we passed our first electrical inspection. Finally headed for spray foam, insulation and dry wall! In 3 weeks this place will start to look like a real home. (Mostly hoping to be warm and have a toliet by Mid January 😂) Then it’s crunch time to get all the finishing projects done to move in for March. That’s when all the good updates will start rolling in! Thanks for reading this far. Happy New Year! 🎊

The good, the bad and the ugly.

The first three weeks have gone by really fast. We’ve spent the majority of the time tidying up the yard, applying for permits, doing demo, ordering our kitchen, selling off appliances, coordinating a new septic and solving little mysteries. As with most major renovations, it’s a lot of undoing before you can move forward.

We’ve had several wins this week that we’re excited about. We don’t need to replace the subfloor which can be expensive and time consuming. There were no surprises when we removed the living room and kitchen ceiling. We got good news from our septic guy, we’re on budget and it’s got good soil drainage -phew! We’ve opted to keep the deck and just spruce it up. It’s actually in good shape, despite its current appearance. We had a lot of FB marketplace luck when it came to getting rid of things around the house. Overall, we’re feeling pretty positive!

Still haven’t figured out how to turn on the garage lights and we’ve gone back and forth several times on our plans for the exterior design but we’re feeling closer to a decision there.

Hello again! It’s been awhile since we’ve posted. Definitely a lot of changes going on in our world.
Most exciting one being that we bought a house!
We will be taking the next several months to renovate it into (hopefully) our forever home.
So many of our family, friends, neighbors and clients have asked us to keep them updated on the project. We are so excited to take this on and are incredibly greatful for the opportunity to make a beautiful family home.

Beautiful herringbone tile in a front entrance and bathroom. There was a lot of behind the scenes work on this job. The home is 100 years old so the floors required a ton of prep work to get the tile to look this good. Definitely worth the extra work!
