Big upgrades start behind the scenes.

In Part 1 of this mechanical room retrofit, Fred takes us inside one of Caon’s latest projects featuring new Camus boilers, NTI units, upgraded venting, gas line modifications, new regulators, and a completely redesigned boiler loop.

One of the biggest challenges? Increasing the boiler loop from 4” to 6” and redesigning the injection system to improve efficiency, performance, and long-term reliability.

Most people never see what happens inside a mechanical room, but these upgrades are what help keep buildings comfortable, efficient, and running smoothly year-round.

People are always surprised when commercial HVAC pricing varies from building to building… but once you see what’s involved, it makes a lot more sense. 👇

A small rooftop unit and a massive chiller system are two completely different worlds.

Some of the biggest things that affect HVAC maintenance costs are:

🔹 Equipment type
🔹 Size of the units
🔹 Filter requirements
🔹 Accessibility
🔹 Age of the system
🔹 Time needed for a proper inspection

For example:
❄️ Chillers usually cost more to service because the parts are more expensive and the systems are more complex.
🌬️ MUAs (Make-Up Air Units) often require large filter changes and more inspection points.
🛠️ And the larger the equipment, the longer it takes technicians to thoroughly go through everything properly.

Kind of like taking a compact car in for an oil change versus servicing a commercial airplane. Same category… wildly different job. 😅
