🏡 New Project Underway in Heritage Pointe!

The Ocean Mechanical team is excited to be working on a new Partners Development Group community — the Bungalow Villas in Heritage Pointe.

Our underground plumbing work is now complete, and we're ready for the next phase. As the homes continue to take shape, we're waiting for the framing crews to advance construction before we return to complete the plumbing rough-ins.

It's always exciting to see a project come together from the ground up, and we look forward to continuing our work on these beautiful new homes.

Another cooling upgrade underway in the NE community of Cityscape!

Our HVAC team recently installed a Hisense Ultra AC unit for a homeowner in a Mattamy Homes house. While we completed the plumbing and HVAC systems during the original construction, the homeowner decided to add air conditioning after moving in.

The good news? AC can be installed at any stage. In this case, the home was already roughed in for future air conditioning, making the installation process even smoother.

We recently caught up with Liam for a walkthrough of the mechanical rooms in Buildings 3000 and 4000 at Lawrie Park—the final two buildings in this impressive multi-family development.

A big thanks to Liam for being a good sport and taking the time to walk us through the systems, installation details, and the work that goes into keeping these buildings running efficiently.

As this project nears completion, it's rewarding to look back on the mechanical systems that help bring these homes to life. Great work by everyone involved in getting Lawrie Park across the finish line.

The mechanical room at the Maillot Home is the true brain of the operation.

This custom system features three Gradient Thermal SyncFurnace boilers handling both forced air heating and full hydronic systems throughout the home. Using the HBX 600 Series control system, the boilers fully modulate and communicate together to maximize efficiency — automatically determining when to run individually or together based on demand.

The entire system is WiFi-enabled, allowing full control of heating zones directly from the app, thermostats, or mechanical room controls.

This 200+ gallon hydronic heating system powers:
• 80-gallon domestic hot water storage
• Full perimeter snow melt system (front, back, and side of the property)
• Basement and garage in-floor heat
• Individual room zone control with cone actuators
• Hydronic towel warmer

The domestic water system was designed with both performance and aesthetics in mind. We installed a clean copper ProPress water tree setup paired with a 3-stage salt-free filtration and softener system. The system filters and softens the water without requiring salt, while still providing potable drinking water throughout the home.

For added protection and smart monitoring, the home is also equipped with a Moen Smart Water Control system on the main water service entering the house.

Another standout space from our Maillot Homes custom build — the master bathroom.

This one checks all the boxes: a full steam shower, a freestanding soaker tub, and high-end fixtures throughout. But what really sets it apart is the detail you don’t see every day.

The homeowner sourced a hydronic towel warmer from Germany, fully integrated into the home’s heating system. It’s a small feature that makes a big difference — no more cold towels.

We’re not easily surprised, but this one definitely stood out.

Final touches complete on this custom home with Maillot Homes.

Ocean Mechanical delivered the full HVAC and plumbing scope, from rough-in through to final, with a focus on performance, efficiency, and clean ex*****on. This project included exterior concrete snow melt systems to keep access points clear year-round, along with a number of custom interior finishes that set the home apart.

The main floor half bath stood out — a unique space featuring bold, one-of-a-kind wallpaper paired with a clean wall-mounted faucet and vessel sink.

Over the next couple of days, we’ll be sharing photos of the entire home.
