We were framing Slice , one of our first self-development projects.

We recently revisited the project while speaking with mddl for their Office Hours in the pre-design phase.

Self-development taught us early on that understanding a site means looking beyond what you can physically build on it. Zoning, context, access, amenities, commuting paths, infrastructure tie ins, economics, they all shape the opportunity.

Our most important selection criteria was personal: Would I want to live on this street?

If the answer is no, why would we expect anyone else to? If the answer was yes, we moved on the site.

The Button “tube” is a expressive, architectural form that runs continuously from the front porch to the garage.

Read as one continuous element from both the exterior and interior, its strong linear direction makes the circulation of the house immediately legible. It is the primary path on the main floor, connecting the front entry to the powder room, upper floor circulation, kitchen, mudroom and, finally, the garage.

Along the entire east-west length of the tube is an “epic wall of millwork". The wall remains continuous, while its function responds to the room it serves: a closet at the entry, storage and a coffee station beside the kitchen, and family-specific cubbies in the mudroom.

The current rules make building more more . We’re seeing it firsthand at New Monica.

We’re deep into servicing work, including infrastructure tie ins and an on site stormwater management system.

Upgrading infrastructure to support more homes makes sense. On the other hand, on site stormwater management is triggered by unit count, while the impact being managed is based on lot coverage.

A middle project can face additional requirements that a single family with the same lot coverage does not.

This makes single family development the easier, more affordable path. If we want more missing middle housing, we need to level the playing field.
