Smaller additions cost more per foot than bigger ones 🏗️

It sounds backwards — but a 50 square foot bump-out and a 500 square foot addition share most of the same starting work. Excavation, structural tie-ins, rerouting electrical and plumbing. The setup costs roughly the same. Only the volume of new space changes.

What's actually inside the addition matters even more than the size. A kitchen or bathroom packs serious cost into the shell. A bedroom or open living space mostly comes down to finishes.

Open concept looks effortless on Instagram. In an actual 1970s split-level or post-war bungalow, it looks like a maze of small rooms, low bulkheads, and a few mystery posts someone added in the 90s. 🏠

Most walls between kitchens, dining rooms, and living rooms in older Vancouver and Burnaby homes are doing structural work. Removing one usually means engineering, permits, beams — and a real conversation about what "open" actually means in your specific home.

All-white kitchens still have their fans. But on real renovation projects, the combination quietly winning is white perimeter cabinets paired with a darker island or lower run. 🍳

Why? On Vancouver's grey winter days, white reflects the light you do have and keeps the room feeling bright. Darker lowers anchor the space, hide the scuffs from kids' shoes, vacuum bumps, and pet bowls — and give the room some weight, so it never feels washed out.
