Brand new cabinets. Brand new tile. Brand new lighting. And a roof that's about to fail 🏠

It happens more than you'd think. Homeowners obsess over finishes and treat the envelope — roof, windows, insulation, drainage — as a problem for later. Then the leak shows up two winters in, and the renovation budget gets spent twice.

Protect the house. Plan the layout. Polish with finishes. That's the sequence that holds up — and it's the one that quietly separates a renovation that lasts from a renovation that needs redoing.

More Vancouver families are choosing to share a home across three generations — and the design has to work harder than a standard plan can deliver 🏡

The 33-foot city lot. The steep North Shore hillside. The view property. Each one calls for a completely different design — and the families who live in them well are the ones whose home was built around their specific lot, not someone else's.

Swipe through for three Vancouver scenarios and what tends to work for each.

Last stop on the update tour — and it did not disappoint 🌿

The upper washroom is taking shape. The green onyx floor to ceiling, those tall ceilings making every tile count. Pearl mosaic on the shower floor for that detail pop. The bench wrapped in large format pearl. The oak ash vanity tying it all back to the warmth running through the rest of the home.

Jets still going in and a few finishes left to come.

Can't wait to show you the finished version 👀 Got a project of your own in mind? Head to tqconstruction.ca and reach out — we'd love to hear about it 💬

The lower level washroom is coming together beautifully 🛁

The deep blue vanity is in, the marbled countertop is looking stunning, and that blue sky wall tile is every bit as dreamy as Lesley described it back in part two. The 3D tiled tub apron and built-in shower niche are in — base and case finishing and a few final details still to come, but the character of this space is already there.

One room closer to the finish line on this New West laneway 🏗️

I want all of this — but I can't afford all of it." Almost every homeowner runs into this 💭

The answer isn't to shrink the dream. It's to design the full project anyway.

When you plan the whole thing up front, you can phase the work over years without ever undoing what came before. Run the conduits, drains, and vents now — even for the work you won't tackle until the upstairs renovation three years from now. Sequence the structural work so the next phase doesn't tear into the last one.

A phased project only works when the master plan exists from day one. Otherwise you're paying twice — once to build it, and once to take it apart.

We're back at the New West laneway — and things have come a long way 🏗️

A few months ago Lesley and Sean walked you through the vision. The Esmeralda quartzite, the deep green backsplash, the ash smoke cabinets. Now it's all in — countertops, sinks, faucets, interior doors, lighting — and the trim and paint are next up before the home stretch.

This is what it looks like when a build starts becoming a home.

A laneway home has all the same stuff as a regular house — just packed into less space 🏡

Foundation. Framing. Plumbing. Electrical. HVAC. Insulation. Windows. Roofing. A kitchen. A bathroom. Finishes. Every system a full home needs, all working together inside 800–1,200 square feet.

That's why laneways cost more per foot than most homeowners expect. The size is smaller — but the complexity isn't.

A bathroom that still feels solid two decades from now isn't built around the tile you choose. It's built around the layers under it. 🚿

Waterproofing membranes detailed correctly. A shower pan that drains properly. Ventilation ducted outside with the right capacity for the room. Backer boards rated for wet zones. Fixtures and valves built for daily use, not just photo day.

In Vancouver's climate, a bathroom is a small mechanical space disguised as a pretty room. The finishes are what your guests notice. The waterproofing is what keeps your home dry.

A kitchen has more trades working in it than almost any other room in the house 👷👩🍳

Carpenters. Cabinet installers. Plumbers. Electricians. Tilers. Drywall. Flooring. Painters. Countertop fabricators. Appliance installers. Gas fitters. Mechanical for ventilation. The list keeps going — and on a custom kitchen it climbs higher.

That's why kitchens are dense, complex, and expensive. You're not renovating a room. You're coordinating an orchestra in 150 square feet.

Building a new home moves fast. Before you know it, walls close, finishes go in, and the chance to catch certain things quietly disappears. 🏗️

The right walk-throughs at the right moments don't slow a project down — they protect it. Each stage has a window where small adjustments cost almost nothing. Miss the window, and the same change becomes an invoice.

Swipe through for the four key milestones every homeowner should walk before moving in — and what to actually look for at each one.
