A bedroom built around someone else's personal style, and a window most builders won't touch.

This upstairs space in our New Westminster laneway home is for one of the homeowners' closest friends. The colour choices throughout are entirely hers: bold, whimsical, and nothing like what most people would choose.

Down the road, the ceiling will be wallpapered too, in a blue-and-white cloud mosaic.

Step outside to a fully enclosed deck. Worth noting: we took this project over partway through framing, and the drainage detail here was one of several trickier structural and envelope issues we had to work through mid-build.

Inside, a walk-in closet uses roofline space most people would write off as dead space. Cities typically only count square footage where the ceiling clears four feet, and this space clears that easily.

And tucked beneath the home's circular portal window is a small nook for a desk or vanity. Circular windows aren't common in builds like this for a reason: the trim and interior finishing took real legwork to get right.

In Dunbar, Vancouver, our team gathered for a hands-on training day that's part of our custom home building process.

Joseph, one of our Site Supervisors and a Certified Passive House Tradesperson (CPHT), walked the group through WRB (Weather-Resistive Barrier) and air barrier systems — the details that quietly decide how a build performs for decades, not just years.

It was also a chance for our office team, who spend most days behind a screen, to stand on an active construction site and see the work up close. And for crew members usually on other projects, a chance to walk through one they don't normally touch.

Then: pizza. Because a good training day should also be a good day.

This is the kind of work that doesn't make it into a portfolio photo, but it's exactly why ours holds up.

The tile on this floor is a mosaic. It's available in two colourways — but not in the pattern the client wanted.

They loved the tile. They didn't love that the whole pattern ran in a single colour. The solution was to buy two separate colour lots of the same tile, then have the team on site individually pull pieces from one mosaic sheet and set them into the other — working from a drawn layout, doing a full dry lay before anything went down permanently.

Most of it arrived as sheet mosaic. But every piece in this pattern exists because someone cut it out of one sheet and placed it into another by hand. The pattern is fully custom. It just doesn't look like it.

That's the detail most people walk past without knowing it's there.

Two bedrooms. Two bathrooms. And a space no one expected.

The upper floor of this New Westminster laneway home was built to deliver — vaulted ceilings, natural light coming in from every direction, earthy tones that carry through from the kitchen below.

But the detail that stops people is something they didn't plan on seeing.

In the upper loft, a TV mount and electrical roughed in and anchored all the way around the perimeter. Not for a screen. For a net. A full floating net — blankets, pillows, somewhere to lie back and watch a movie. The structure is ready. The rest comes when the clients decide they want it.

The bathrooms follow the same attention to detail as the ones downstairs. Green tile imported from Italy. Wallpaper that reads like a stone slab until you touch it. Floors that look like vinyl and turn out to be heated tile. Gold finishes throughout.

This home was built around how its owners want to live — including the parts they haven't decided yet.
