Recent project from KERN – Affordable Housing Project - 15691 104 Ave, Surrey.

This project has an extremely tight budget and the one crucial factor in Risk Management is potential scope changes which may lead to increase cost. KERN was advised of this upon award and immediately made it our mission to ensure that we can offer the services within the scope for this tenant improvement at reasonable cost and also offer positive mechanical suggestions to benefit the project.

Case Study: Royal Canadian Legion
Services: Build + Manage

Project Scope: Royal Canadian Legion Tenant Improvement (New Branch Construction).

The Legion in Vancouver is for veterans of the Canadian Armed Forces and the building where the Legion would be housed needed a full renovation, including;

- Custom Millwork
- New Electrical
- Plumbing and HVAC distribution
- New Interior Finishes
- New Equipment

The Royal Columbian Legion reached out to us for assistance to propose a proper Project Plan and was looking to us to provide a cost saving measure that could assist this new branch’s budget needs.

Challenge: The main challenge faced was the legion had an extremely tight budget. They were funded a lump sum that was to last them for a year which was to also include the brand-new renovation for the received space.

Solution: KERN used its long-standing relationships with suppliers and trades that had a mutual interest in assisting the Legion for the new branch. Additionally, the Project Manager selected used his industry connections and was consistently hands on for this project, and the project was dear to him as he is a veteran who served 5 years with the Canadian Armed Forces.

Result: The close relationships with long standing sub-trades about this project and the trades acted swiftly and tactfully as they completely understood the need to honour those who have fallen, served and still served. The Project Manager that took this project was determined to ensure the client was taken care of in all aspects and saved the Royal Columbian Legion 35% in cost savings. KERN continues to manage any maintenance required.

Case Study: Croatian Cultural Center
Services: Build + Manage

Project Scope: The Croatian Cultural Center, nestled in East Vancouver is just 10 minutes from downtown. The venue celebrated its grand opening in 1986 and has since become a popular multipurpose facility hosting events such as conferences, job fairs and weddings.
The 32-year-old building needed a full renovation of the ceilings and HVAC to two large banquet rooms.

Challenge: In addition to the 32-year-old building needing a full renovation of the ceilings and HVAC of two large banquet rooms, to modernize the space, extensive millwork services were required. The project was under an extremely tight schedule as the renovations needed to be completed in a short time frame since the banquet rooms were fully booked for upcoming events.

Solution: To ensure that the project was completed on schedule, we extended daily work hours and added weekend workdays. Modernizing the space, consisted of installing new lighting, audio visual and stage accents, along with providing the extensive millwork services.

Result: The project was completed on time, and on budget. KERN continues to manage any maintenance required.
