Burlington Ontario homeowners who purchased single family homes in 2022 are being singled out by a new report from Point2 News featured on Toronto's CP24 News. Burlington homes have lost the most value across the whole of Canada. Burlington topped huge bustling Mississauga, where condo losses made it grab second place.

An analysis of Y-o-Y changes in home prices in Canada's 68 largest cities shows that condo owners lost money in 26 cities, while single family home values fell in 25 cities.

Do you have a set of with any ? This happens often, either the screen gets lost or broken or it was never installed in the first place.

Most french doors have a bottom track for a screen door but no track on top. It is easy to install a top track.

Just check if there is enough room to install on the header and cut to length and drill for screws. Use a plumb line to line up the center of the top track with the existing track below.

Another thing to watch is how far the sticks out. Sometimes it gets in the way of the screen door and you need to find one that has a lower profile.

When it comes to getting the screen door height correct, you just need to measure underneath the header down to the top of the existing screen door track.

Installing your own sliding screen door is easy. It's like assembling a picture frame, hammer in the 4 corners and the assemble the four frame pieces together. Thats pretty much all there is to it.

If you no longer have the old door to take measurements from there are usually only two types of patio doors. You either have a track on the top or a C shaped channel at the top that the screen door fits into.

All patio doors have a track on the bottom. Put your tape measure on the top of that track and measure to the bottom of the top track. Add 1/4 inch to that dimension. Thats the height of the screen door.

If you have the channel at the top, measure from the top of the bottom track to the top of the channel then subtract 1/4 inch. Check the dimensions as many times as you need to be absolutely sure.

Making money fixing patio door screens is not that difficult. There will always be broken screens. Its an ideal business for young and old alike and it does not cost a lot of money to get started.

As long as there are screens, kids, cats and dogs will keep you in business. Screens get broken year after year, and they need to get fixed.

Learning how to repair them is not hard. Half the battle is having the right materials. The other half is over-delivering to your customers. Thats all you need to keep them coming back and giving you referals.

Epoxy coated steel or stainless steel or copper Galvanized steel would be best. Even the carbon steel mesh used on 1860's houses has lasted more than a hundred years in dry heat.

Fiberglas would handle rain better but it has plasticiser chemicals that evaporate in the hot sun and due to ultraviolet radiation. It would turn turn white and brittle.

Aluminum would not be affected much by the heat but the rain would start the corrosion process. Then it starts getting quickly brittle and falls apart. Black coated aluminum would be better.

Quality of material makes a difference too. I have used Galvanized wire made in the USA and China and the chinese wire diameter is smaller and the galvanizing is poor, the material rusts which should not happen.

These are bugstrips, they fill the gap between the sliding screen door and the patio door or the french door. Their purpose is keeping bugs from getting in around the edge of the door.

They wear out and eventually need replacing but they are a very easy do it yourself fix because they just need to be pushed into the gap along the length of the sliding screen door rail.

Sometimes you need an extra wide bugstrip because the gap between the screen door is large, other times you dont need one at all if the screen door frame comes into contact with the patio door and seals against it.

Most sliding screen doors have a gap or channel that is 7/16 inch wide all around. bugstrips are made to fit this width. Sometimes the screen door manufacturer will make their channel a different width so you have to use their own special bugstrip. Then they go out of business, makes things difficult because now you have no choice but to replace whole screen door.

Many french doors are made and sold without any screen doors. Some french doors have the tracks for the screen but many do not even have them.
These doors can often easily have sliding screen doors added to them. If you only open one door regularly you can get away with have a single screen door to cover the opening.

If you want to open both doors all the time, you will need two screen doors that bypass each other riding on separate tracks. To do this you need enough room to mount two screen door tracks one in front of the other.

To install the screen door you need a track at the top and a track at the bottom. These tracks provide a place for the screen doors wheels to ride on. You need to measure the distance from the top top header to the bottom threshold to make sure there is enough clearance for both tracks and the door. Both tracks attach simply with screws.

Things to watch out for are door handles, do they stick out so far that they would interfere with the screen ? Is there a place for the bugstrip on the back of the screen door to seal against when the door is closed ? @ Burlington, Ontario

Useful for doors with a broken lock when the manufacturer does not exist and parts can’t be found. Requires two holes in old door that are 6-5/8 inches apart.
