What is the Garden Suite Grant in Ontario?
This program provides financial assistance in the form of a 15-year forgivable loan of up to a maximum of $30,000 to create a secondary or garden suite. Funding is limited and will be available on a first-come-first-served basis. Projects prepared to begin construction will be advanced.

Canada Greener Homes Grant for replacing existing Doors, Windows or Sliding Doors with ENERGY STAR® certified models from $125 to $ 5,000 (Each rough opening is eligible for either $125 or $250).
Replacing windows in a residential property typically requires a building permit. This permit confirms that the new windows adhere to specific safety, structural, and energy standards, ensuring compliance with local building codes and regulations. We can help!

We can help to obtain building permit to qualify for Secondary Suite Incentive Program- Financial support to homeowners looking to create secondary suites, also known as accessory dwelling units (ADUs) including basement suites, laneway houses, and garden suites.

Key benefits to eligible homeowners are to get up to $40,000 in forgivable loans to cover 50% of the construction costs for new secondary suites.

Homeowners must meet the following criteria:

•Be the registered owner of the property and use it as their primary residence.
•Have a combined gross annual income of less than $209,420 for all owners on the title.
•The property must have an assessed value below the homeowner grant threshold ($2.15 million in 2024).
•Obtain necessary building permits for the new suite (must be dated April 1, 2023, or later).
•Rent the new suite at below-market rates for at least five years to qualify for loan forgiveness.

Additional Eligibility Criteria:

•Tax and Mortgage Payments: Property taxes and mortgage payments must be up to date.
•Insurance: Insurance must cover the full replacement value of the property.
•Residency: Applicants must be Canadian citizens, permanent residents, or refugees.
•No Bankruptcy: Applicants must not be undergoing bankruptcy.
•Debt-to-Value Ratio: The total of all mortgages and liens on the property must not exceed its market value.
•The property must remain the homeowner’s principal residence.
•Tenant cannot be an immediate family member (spouse, parent, child, or sibling).

Unfortunately, there are ineligible projects:
•Renovations started before approval.
•Cosmetic upgrades and landscaping.
•Solar panels and health-support equipment.
•Only projects with building permits issued on or after April 1, 2023, are eligible.

Application Process
•Assess your property for a secondary suite and consult with local zoning officials to ensure compliance with all regulations.
•Secure Financing: Discuss financing options with your lender and ensure you have the funds to cover your share of the construction costs.
•Obtain necessary building permits from your local municipality.
•Submit Your Application: Complete the application form for the Secondary Suite Incentive Program, including all required documentation such as proof of income, property ownership and building permits.
•Complete Construction: Once approved, proceed with the construction of your secondary suite. Ensure that all work is inspected and meets the required standards.

As we welcome 2025, it's the perfect opportunity to reflect on the successes and challenges of the past year while setting our intentions for the year ahead to grow even more. New Year’s is a time of hope, renewal, and celebration—a chance to start fresh and turn dreams into reality for ASA Designs Building Permits.

We also want to take a moment to wish all our clients and business partners a happy and prosperous New Year and to share a summary of our successes from the previous year.

2024 was a very busy year. 107 permits in various categories-Second Unit, Triplex, Fourplex, New build homes and Cottages, Additions and a Small Business Commercial Units are at the top of the projects we were happy to assist our clients. Our service area expanded from GTA and Niagara to Northern and Eastern Ontario. From Niagara on a Falls to Thunder Bay and from London, Owen Sound to Ottawa.

We are very excited to start 2025 with ambitious expansion to Alberta with new development of custom homes and Nova Scotia design build project in Hubbards. And of course, lots of project already started in Ontario.
