Always nice to hammer out two yards at once! Strip sod. Tree rings and mulch, build up grade, small retaining wall between the two houses then some fresh sod after Champagne Irrigation worked their magic!

Water in the basement led to a call from this homeowner, so we came out to investigate. We suspected the base under the concrete pad had settled, and once we got it opened up, that's exactly what we found— voids underneath.

We broke up the concrete, hauled it all away, and while we were on site, relocated about 20 trees from the garden bed to the parking area to add some greenery there.

Next up, we'll be working with the electrical contractor to properly seal the conduit before addressing the high groundwater and improving drainage to move water away from the foundation.

One step at a time, getting this property back on track. 💪

Before, during and after for the first project of the 2026 season.
The Rosetta Grand Ledge looks awesome!
Excavated down to solid ground. Created a solid base then built back up with proper drainage. The wall length is 18 feet overall and three tiers for a nice sight line to the rest of the yard. Ready for the next contractor to do the concrete work!
