Which should come first: the building lot or the designer?
Most people assume you buy the property first and figure out the details afterward.
Sometimes that is too late.
If you are seriously considering a specific property, whether you are ready to make an offer or already have one conditional on due diligence, it is worth understanding what you can actually build before the purchase becomes firm.
Acreage and frontage only tell part of the story.
Zoning setbacks, conservation restrictions, septic requirements, grading, servicing, driveway access and topography can all affect where a home can be located and how much of the property is realistically usable.
A lot may be technically buildable and still not work for what you are planning.
The better question is not:
“Can I build a house here?”
It is:
“Can I build the house I actually want here?”
Reviewing these issues before the purchase becomes unconditional can identify problems early, while you still have options.
