Most people think architects draw. The drawing is the easy part.

The design phase is where we make hundreds of decisions — structural approach, material choices, code compliance, consultant coordination, budget testing — before a single permit drawing is produced. The drawing is just how we communicate what we’ve already resolved.

Understanding what happens in the design phase is the single best way to set realistic expectations for your project timeline and your fee.

Your front door is the first sentence of your building. Make it say something.

Before anyone sees a floor plan or reads a word of signage, the entry has already communicated something about the building and the people inside it. Proportion, material, threshold, the quality of light on arrival — these are design decisions, not finishing touches.

The buildings worth remembering always have an arrival sequence worth remembering.

The first meeting with an architect shouldn’t be about renders or fees. It should be about questions.

The right architect is curious about your site, your constraints, how you live or work, and what problem you’re actually trying to solve. If the first conversation is a pitch, that’s a signal. If it’s a genuine inquiry, that’s the one worth continuing.

We meet at a coffee shop or on-site. That first conversation is always free.

The firms that keep learning produce better buildings. The ones that don’t produce the same building, over and over.

Building science evolves. Materials improve. Code changes. The tools available for coordination, simulation, and documentation today are fundamentally different from what existed ten years ago.

A young firm built on current systems doesn’t have to unlearn anything. That’s not a disadvantage — it’s the point.

Architects and interior designers are not the same profession. Understanding the difference saves you time, money, and a lot of scope confusion.

An architect resolves the spatial volumes — ceiling heights, window placement, structural logic, floor plan flow. Interior design covers finishes, furniture, fixtures, and material specification. Both disciplines matter. The best outcomes happen when they’re coordinated from the start, not assembled separately and bolted together at the end.

Good architecture changes how you feel before you know why.

The proportion of a room. The angle light enters at noon. The threshold between inside and outside. These aren’t decorative decisions — they operate below the level of conscious awareness and shape every moment you spend in a space.

This is what separates a well-designed building from one that just photographs well. You feel the difference the moment you walk in. The camera rarely captures it.

A concept and a permit set are not the same document. Treating them like they are is how projects get into trouble.

A concept answers: what should this be? A permit set answers: how exactly will this be built? Different questions, different levels of detail, different stages of thinking — and a permit reviewer doesn’t care how good the concept was.

The gap between the two is where most budget surprises and schedule delays live. A complete, coordinated permit set before construction starts is the single most effective thing an architect does to protect your budget.

The hoarding is up. The sign is on the fence. And 2420 Belyea Street is officially in motion.

We walked the site this week — framing is underway, the crew is moving well, and what started as a drawing is starting to feel like a home. There’s something about that first site visit when construction is live. You stop seeing lines on paper and start seeing space.

When the house tells you more than the drawings do.

We’re on site at a Mississauga corner lot — interior alterations across two floors, a reconfigured mudroom and ensuite, and out back, reinstating a rear deck that was enclosed by a previous owner and quietly forgotten for decades. Our job is to peel that back and return the space to what it was always meant to be: open, connected to the yard, and actually usable.

Two floors of layout shifts. One exterior wall added to close off a new pantry. A rear deck brought back to life. The kind of project that looks simple on paper until you’re standing on site with a tape measure at 9 AM and the drawings start asking questions.
