Here's what most homeowners don't realize: permit approvals in Durham Region and the GTA typically take 8–16 weeks. If you want to break ground in April or May, you need a permit application submitted by December at the latest — ideally sooner.

With the kids back in school, we always see an uptick in homeowners asking about finishing their basements. Makes sense — suddenly the house feels smaller, and that unfinished space starts looking a lot more useful.

For families in newer subdivisions across Durham Region (especially 2005–2015 builds), most basements are already roughed-in for plumbing and have decent ceiling heights. That means finishing them is usually more straightforward — and less expensive — than people assume.

Typical uses we see: family room, kids playroom, teen hangout space, home gym, home office.

Typical timeline: 6–10 weeks for a standard basement finishing project.
