Our goal with every renovation is to provide as much transparency as possible especially when it comes to cost.

That’s one of the reasons we prefer a cost-plus model.

You see the actual costs of your renovation and know where your dollars are going. Rather than hiding behind a lump-sum price filled with unknowns, we can be upfront about trade costs, materials, selections, changes, and the decisions that affect your overall budget.

It also gives you more control. You can see where you want to spend more, where you may want to pull back, and how those choices affect the project as it moves forward.

Renovations will always have variables, but we believe the financial side of the project should be clear as possible.

Common Misconceptions About Turning a Basement Into a Legal Suite

1. “It only needs a kitchen”

While adding a kitchen may seem like the final step, it’s often just one piece of the puzzle. Fire separation, soundproofing, heating and ventilation, municipal requirements, and the existing layout all need to be considered before a basement can become a legal suite.

2. “The basement is already finished, so there won’t be much work.”

A finished basement doesn’t always mean it’s suite-ready. Existing walls, ceilings, fire separation, soundproofing, and the overall layout often require significant renovations to meet building code and create a comfortable living space.

3. “It already has a bathroom downstairs, so we won’t have to build one.”

Not necessarily. The existing bathroom may not be located within the future suite, may not work with the new layout, or may need to be relocated to create a functional and legal floor plan.

4. “The basement is big enough, so we’re good.”

Sometimes the opposite is true. A basement can actually be too large to qualify as a legal secondary suite. In those cases, the space often needs to be reconfigured so part of the basement remains with the main home, which can add unexpected renovation costs.

I didn’t start my career in construction. I started in hospitality, working in professional kitchens and learning what it means to serve people well, work under pressure, and pay attention to the details.

That foundation followed me into construction.

Today, I hold Red Seal certifications in both Culinary and Carpentry, along with a Builder’s License and currently serve as the president of the CHBA Fraser Valley.

The industries may be different, but the standard is the same: be prepared, care about the experience, and take pride in the work.

When we renovate a space, we’re not just thinking about how it will look on reveal day. We’re thinking about how it will serve a family years down the road: through busy mornings, family dinners, holiday gatherings, and all the everyday moments in between.

The sun is out. It’s time to grab your favourite drink, soak up the sunshine, and spend some time outside.

Not loving your deck?

Our recommendation: use it anyway.

Sit on it all summer long. Notice what bugs you. Do you wish it was bigger? Better for entertaining? Wish it had a roof? More privacy? Better lighting for those summer evenings?

By September, you’ll have a very detailed list of everything you’d change... and you might dislike your deck even more than you do today.

Choosing a contractor isn’t just about who looks the best online. Immediate availability or relying only on Facebook recommendations can both be reasons to slow down and ask more questions.

Google reviews and social media can be helpful, but in today’s market, polished content doesn’t always reflect real experience. What matters more is a proven portfolio of real projects, a clear process, industry involvement, and a commitment to continued education and current building practices.

At the end of the day, renovations are built on trust. You’re entering into a relationship that can last months, so it’s important to work with someone you feel comfortable communicating with, confident in how they approach decisions, and reassured by how they handle challenges.

Last night at the CHBA BC Georgie Awards was an incredible evening celebrating the craftsmanship, creativity, and dedication within our industry.

We are grateful to have had projects recognized as finalists alongside so many talented builders, renovators, and designers across BC. While we didn’t take home an award this year, being part of the event and seeing the level of work throughout the industry was something to be proud of.

A huge thank you to our clients, trade partners, suppliers, and team who make these projects possible. Congratulations to all of the winners and finalists — it was an honour to celebrate with you all.

Renovation costs in the Fraser Valley continue to rise and for good reason. The cost of skilled knowledgeable labour, material pricing, older home conditions, and city permit requirements all play a role in the final investment.

But the value a renovation gives back is still there: improved functionality and daily living, long-term financial value through future enjoyment or resale and upgrades to your home’s systems and finishes that help it perform well for years to come.
