🔧 Mould in a Bulgarian flat is rarely about the wall you can see.

It starts when the heating goes on and the first cold nights meet a flat that has stood closed since spring: moisture condenses on the coldest wall, behind a wardrobe, in the corner of the bathroom. By January it is a patch, by spring a repair.

What we do first is not a spray. It is a site visit: we measure the wall, find where the moisture comes from (condensation, a leak, rising damp or a cold bridge) and give you a short written summary of what we propose, so you can decide from wherever you are.

If it needs work, we do it. If it does not, you know that too.

Not on site? Send us three photos and the town. Price on request.

🔧 Ceramic fuses in the stairwell are the first thing we look at in an older flat.

They work, until the load of a modern household meets wiring from another decade. A scorch mark on the terminal block is a finding, not a detail.

Before anyone touches a wire, every circuit is measured. Then the board is replaced with one that has a residual-current device, the switch that cuts the power in a fraction of a second when current leaks where it should not.

The wiring is trusted again once it has been checked, not because it still works.

The cheapest warm-up a flat gets before winter is an hour with a hex key 🔧 (swipe).

Windows and doors are fitted once and then left alone for years. Hinges settle, seals compress, and a unit that closed airtight in its first winter closes almost airtight in its sixth. Almost is what you feel at the ankles in January.

Three adjustments, and none of them needs a new window.

The hinges. A sash that has dropped two millimetres no longer pulls evenly against the frame. The adjusting screws take it back — a few minutes per window.

The gasket. The rubber profile in the rebate is what actually seals, and it hardens with age. Where it has gone flat, it is replaced by the metre, not the window.

The threshold. The gap under a balcony door is the largest single opening in most flats. A brush seal under the leaf closes it, fixed with two screws.

Done before the heating season, it works for all of it.

Three signs of good finishing work you can check yourself on handover day 🔧 (swipe).

The shower floor. Pour a glass of water into the far corner. It should run to the drain without help and leave no puddle behind. The fall is built into the floor, not hoped for.

The doors. Close each one and look at the gap around the leaf. Even all the way round, and the door shuts without touching the frame. Uneven gaps mean the frame was set by eye.

The edges. Where tile meets wood, and where the floor meets the skirting: a flush transition, no gaps, a clean continuous joint. Edges are where hurried work shows first.

None of it needs a tool. All of it says something about how the parts you cannot see were done.

Nichts davon braucht Werkzeug.

The most expensive surprise in a building is the one found after the money is committed. 🔧

That is why a site visit with a written summary belongs before the purchase or the refurbishment, not after the first invoice.

Damage does not begin where it becomes visible. Plaster and paint are the last layer to report it, which is why a wall gets opened where the reading points, not where it looks worst.

Then the cause has to be separated from the appearance. Movement, moisture and poor workmanship leave different traces, and each carries a different scope of work behind it. Mistaking one for another is how a refurbishment doubles.

What the building consumes belongs in the same visit. A winter's running cost is a property of the fabric, and it is knowable before the first bill arrives.

And all of it is written down, dated and room by room, with photographs. A summary that exists only as a conversation cannot be handed to a trade, an insurer or a buyer.

A renovation runs faster when the trades arrive in the right order. 🔧

It sounds obvious, and it is the single biggest lever on the schedule. The sequence we plan for an apartment:

First everything that goes into the walls and the floor: cables, conduits, pipes. Then plaster and screed, which need time to dry. Then the ceiling and its lights. Only then the floor covering, and the painting last, so nothing is scratched on the way.

Each step waits for the one before it to be finished and checked. That is why the room in the photo is calm: the hard part is behind it, and everything for the next stage is already staged along the wall.

The result for an owner abroad is simple. Fewer surprises, fewer return visits, and a handover date that holds.

Zuerst alles, was in Wand und Boden verschwindet: Kabel, Leerrohre, Leitungen.

A repaint is mostly preparation, and that is where the finish is decided 🔧 (swipe).

The wall before anything goes on it. Cracks opened and filled, old repairs sanded flush, edges taped. On a good job this takes longer than the painting.

The primer. It evens out how strongly the wall absorbs, so filler and old plaster take the colour the same way. Without it, the repairs show through as dull patches in low light.

Two finish coats, the second only once the first is dry. Then the tape comes off and the lines are clean.

Three days for a room is normal. A room painted in one is usually a room painted twice.

The hot water cylinder usually gets attention only on the morning the shower runs cold. 🔧

Three parts decide how long it lasts, and all three can be checked in an hour.

The safety valve. It releases pressure when the water expands as it heats. Opened briefly by hand, it should let water run to the drain and then close cleanly. One that keeps dripping, or does not move at all, gets replaced.

The anode. A metal rod inside the tank that corrodes on purpose, so the tank does not. Once it is used up, the tank itself is next. It is checked through the fl**ge and exchanged while there is still something left of it.

The limescale. Hard water leaves it on the heating element and inside the pipes. A coated element needs more energy for the same warm water; a narrowed pipe shows up as weaker pressure at the tap.

We open the fl**ge, check all three and hand over the result in writing, with photos.

Winter is not a dead season on a building site. It is the indoor season. 🔧

What stops in December is the work that depends on the weather: render, external waterproofing, anything laid outside that has to cure above a minimum temperature. What continues is most of what actually makes a flat habitable — electrics, plumbing, plasterboard, internal plaster, screed in a heated room, tiling, joinery, painting.

The advantage is real and rarely used. Trades have time in January that they do not have in September. Material is on the shelf rather than on order. And a flat that has its indoor work done over the winter is finished when the good weather arrives, instead of starting then.

What it needs is a heated, dry room and a sequence that puts the wet trades first, so each layer has the weeks it needs while the heating is running anyway.

That is a planning decision, and it is made now — not in January.

A balcony is built in layers, and the order is the whole job.

The screed goes in first, laid to a fall so the water leaves on its own — the slope belongs there, not in the tiling. The waterproofing goes over it in one continuous piece and is carried up at the perimeter. Only then do the tiles go into the combed adhesive, and the finished surface is the last thing that happens, not the first.

Each layer needs the one beneath it dry and above a minimum working temperature. That is the whole reason the sequence is settled in September: the outside work takes the warm weather, and the dry indoor trades follow it.
