Plot আছে। Building করার plan-ও আছে। কিন্তু RAJUK approval-এর কাজ কোন ধাপ থেকে শুরু করবেন?
বেশিরভাগ client এখানেই আটকে যান। কেউ আগে documents জোগাড় করেন, কেউ সরাসরি floor plan আঁকাতে চলে যান। RAJUK approval আসলে কোনো single drawing upload করার কাজ নয়। এটি documents থেকে coordinated drawing set পর্যন্ত একটি step-by-step process।
পুরো ধাপগুলো নিচে দিলাম। কাজে লাগলে post-টি save করে রাখুন।
১. Basic documents প্রস্তুত করুন
Deed বা lease, mutation বা khatian, applicable DCR, updated land tax, NID বা passport এবং plot coordinates সহ digital survey। আগে কোনো approval থাকলে তার copy-ও লাগবে। Plot ও application route অনুযায়ী কিছু document বাড়তে পারে।
২. Architect appoint করে project information দিন
Plot location, exact dimensions, verified road width, intended use, target floors, units, parking, family বা business requirement এবং budget। আগের কোনো query থাকলে সেটিও জানান।
৩. Documents এবং site review
Architect land authority, ownership records, survey, road access, current rules এবং correct approval route যাচাই করেন। কোথাও mismatch থাকলে detailed design শুরুর আগেই ধরা পড়ে।
৪. FAR analysis এবং possibilities
FAR, ground coverage, setbacks, possible height, parking, circulation, light ও ventilation বিশ্লেষণ করে বের হয় আপনার plot-এ আসলে কতটুকু করা সম্ভব। Buildable area, practical floor count এবং site limitations এই ধাপেই পরিষ্কার হয়।
৫. Design options থেকে best solution final করা
Needs, budget ও site potential অনুযায়ী ২ থেকে ৩টি practical option develop করা হয়। প্রতিটিতে zoning, floor planning, circulation, light, ventilation ও building form compare করে final direction ঠিক হয়।
৬. Technical drawings এবং coordination
Structural, electrical, plumbing, sanitary, drainage এবং প্রযোজ্য fire-safety drawings একসঙ্গে coordinate করা হয়। Columns, stairs, lifts, parking, shafts ও service routes যেন সব drawing-এ এক থাকে, সেটি architect দেখেন।
৭. Final checklist এবং ECPS submission
Area calculations, plot ও road information, drawings, professional signatures, প্রযোজ্য NOC এবং upload files শেষবার মিলিয়ে ECPS-এ submission হয়। Drawing-related query এলে তার response support দেওয়া হয়।
একটি RAJUK-ready submission শুধু drawing-এর collection নয়। Documents, calculations, design এবং drawings সব জায়গায় project information এক থাকতে হয়।
কোন approval route লাগবে, কোন NOC লাগতে পারে, query কেন আসে, সময় ও খরচ কেমন পড়ে, সেগুলো আমাদের বিস্তারিত guide-এ আছে। Official ECPS link-সহ প্রথম comment-এ দিলাম।
আপনার project এখন কোন stage-এ আছে: documents, design, নাকি submission? Comment-এ শুধু stage-টা লিখুন, পরের step বলে দেব।
