Most people sign with a design firm after seeing a beautiful portfolio and a handshake. Then the surprises start.
Before you commit to any architecture or interior firm in Dhaka, these 7 questions can save you lakhs in hidden costs, delays, and legal headaches:
1️⃣ Can you show completed projects I can visit?
Why it matters: Renders lie. Real spaces don't. If a firm only shows 3D visuals, you have no proof they can execute.
Red flag: "Our clients value privacy" for every project.
Transparency: A firm confident in its work will arrange at least one site visit.
2️⃣ Who owns the design files if the project ends early?
Why it matters: If you part ways mid-project, can you take the drawings to another firm or are you starting from zero?
Red flag: Vague answers or "that's in the fine print."
Transparency: Clear IP clauses in the contract, upfront.
3️⃣ What's included in your fee vs. billed separately?
Why it matters: "Design fee" might exclude RAJUK submissions, site visits, or revision rounds — costs that add up fast.
Red flag: "We'll discuss that later" or no itemized breakdown.
Transparency: A line-item proposal showing design, documentation, approvals, supervision separately.
4️⃣ How do you handle material procurement?
Why it matters: Some firms buy materials directly (transparent pricing), others add 15–25% markup without disclosure.
Red flag: Reluctance to share supplier invoices or "we handle everything."
Transparency: Clear policy — whether you're paying cost-plus, markup, or purchasing independently.
5️⃣ What's your average project delay rate and causes?
Why it matters: Every firm faces delays. Honest ones track and explain them (RAJUK approvals, supplier issues, scope changes).
Red flag: "We always deliver on time" (unrealistic) or blaming clients for every delay.
Transparency: Historical data and a process for managing risks.
6️⃣ Do you carry professional liability insurance?
Why it matters: If a design error causes structural issues or RAJUK rejection, are you protected?
Red flag: "Never needed it."
Transparency: Valid policy details, willingly shared.
7️⃣ Can I speak with 3 recent clients?
Why it matters: References reveal how a firm handles problems, communication, and budget.
Red flag: Only offering one cherry-picked client or none.
Transparency: Multiple references from the past 12 months, across project types.
