Primary Living Areas:
The home features a spacious 285 SF Activity Room and a 209 SF combined Kitchen/Dining area.

Bedrooms: The sleeping quarters include Bedroom 1 (179 SF), Bedroom 2 (137 SF), and Bedroom 3 (118 SF).

Bathrooms & Utilities: The home includes Bath 1 (53 SF), Bath 2 (55 SF), and a dedicated Laundry area.

Outdoor Spaces: The exterior layout includes a 92 SF Deck and a 69 SF Porch positioned on the left side of the house.

First Floor Plan: Features a multi-bay garage, a laundry/mudroom, a main bedroom suite with a bathroom and closet, an additional bedroom and bathroom, a kitchen with a pantry, a dining room, a living room, and an extensive wraparound patio/deck area.
Second Floor Plan: Includes additional bedrooms (Bedroom 2, Bedroom 3), a bonus room, common and shower bathrooms, a passage, and a vanity area opening to below.

2. Challenges and Design Solutions:
Challenge 1: Structural Stability for a Massive Footprint
Problem: Supporting expansive slabs and rooflines without shifting or settling.
Solution:
Foundation: Specifies 4,000 psi concrete for all flatwork, foundations, and a fiber-mesh reinforced basement slab to ensure stability.
Framing: Mandates #2 Douglas Fir lumber and high-capacity Micro-lam beams (2,600 psi bending stress) to support large load-bearing spans.
Challenge 2: Energy Efficiency and Code Compliance
Problem: Preventing severe thermal loss across over 3,000 square feet of heated space.
Solution:
Adheres strictly to modern standards, including the 2018 IRC, 2015 IECC, and 2008 NGBS.
Mandates heavy insulation (R-49 for standard roofs, R-38 for cathedral ceilings) alongside double-glazed, weather-stripped windows and doors.
Challenge 3: Moisture Mitigation and Site Drainage
Problem: The massive roof area and basement pose a high risk of rainwater intrusion.

Architectural Case Study: The Fort Street Residences
Project Overview
This project encompasses the design and architectural planning for a new, multi-level residence located at 324, 326 & 328 Fort Street, Marietta, Georgia. Developed by Archncivil, the drawing set outlines a substantial three-story home totaling 4,265 square feet of living area. The design requires strategic problem-solving to address vertical circulation, site topography, and client aesthetic versatility.

The Challenge
Designing a high-capacity, three-story residential structure on a standard-width lot often presents distinct challenges. The primary problems to solve included:

Providing significant square footage without creating a monolithic or visually overwhelming exterior.

Ensuring accessibility and seamless circulation across three distinct vertical levels.

Offering aesthetic flexibility for the client or developer without requiring a complete structural redesign of the floor plan for each variation.

Adapting the tall structure to the site's natural grade.

Design Solutions & Problem-Solving Strategies:

Aesthetic Versatility via Roof Line Manipulation:

Archncivil Studio solved the problem of offering design variety while controlling engineering costs by standardizing the core structural footprint. The team developed three distinct exterior identities for the exact same floor plan simply by altering the roofline and upper-level massing. The drawing set provides complete elevations and 3D views for:

A traditional Gable Roof.
A transitional Hip Roof with Large Brackets.
A Dutch Gable Roof.

This allows builders or buyers to choose an aesthetic that best fits their preference—perhaps leaning toward a modern organic or transitional farmhouse style—without altering the 4,265 SF interior layout.

Vertical Accessibility Integration:
To mitigate the physical strain of navigating three floors (which include a 1,083 SF first-floor living area, a 1,466 SF second floor, and a 1,591 SF third floor), a recessed elevator was integrated directly into the central core of the home. Placed adjacent to the main stairwell and requiring an 8-10-inch-deep pit, this centralized vertical transport future-proofs the residence and addresses accessibility concerns inherent in tall, narrow-lot homes.

Topographic Adaptation & Elevated Outdoor Living:
The exterior elevations indicate a stepped foundation with a stone-veneer base. This approach elegantly grounds the tall three-story structure and appears designed to accommodate a sloped site condition, stepping down from the front to the rear. To maximize usable space despite the verticality, the design incorporates elevated outdoor living, specifically a large 476 SF rear patio on the second floor, ensuring ample outdoor recreation space that isn't entirely dependent on ground-level yard space.

Conclusion
The Fort Street project demonstrates a highly efficient approach to residential architecture. By keeping the internal load-bearing paths and room layouts identical while designing modular roof configurations, Archncivil successfully balanced structural efficiency with customizable curb appeal.

This case study analyzes a single-story, elongated linear residence combining the programmatic Efficiency of a barndominium with contemporary suburban residential design. Characterized by
Its low-slung, unified 102′-8″ footprint balances private living spaces, open-concept communal zones, and high-capacity programmatic areas (such as an attached garage and standalone media suite). The core architectural challenge addressed herein explores how this highly elongated, flat-slab layout can be adapted and engineered for challenging hillside terrains
without losing its aesthetic cohesion or functional layout.

Materiality & Aesthetic Variations:
The design concept uses a long-run metal standing-seam roof at a shallow pitch (5/12) across the main chassis, intersecting with a front-facing gable porch accent. Exterior finishes are
evaluated through three colorway options to determine site contextual fit:

● Option 1 (Slate Blue Board & Batten): Provides a contemporary, cool-toned residential. It creates a stark architectural contrast against natural greens and earth tones.
Working effectively in dense forest backdrops.
● Option 2 (Off-White/Cream Board & Batten): Emphasizes clean Scandinavian minimalism. This palette maximizes solar reflectance across the massive facade and
yields a striking, high-visibility silhouette.
● Option 3 (Barn Red / Colonial Ochre): References classical agricultural vernacular. This approach grounds the project firmly within traditional barndominium styling, presenting a
warm and rustic appearance.

Problem-Solving: Hillside & Sloped Terrain Adaptation:
Deploying a continuous 102-foot linear slab-on-grade foundation directly onto a hillside introduces critical engineering risks, including massive cut-and-fill imbalances, hydrostatic
pressure build-up, and structural shearing vectors. The following architectural modifications provide viable solutions for hillside deployment.
