Who wouldn’t happily sit here all weekend in this space?

Getting adequate natural light to rear additions and private open spaces on south facing sites is always challenging.

This recent Newport Heritage project of ours is a good example of how we resolved by implementing clever design solutions.

The use of glass skylights and angled walls opened up the rear living areas and back yard beautifully.

We incorporated a hand made timber batten bulkhead which connected the old house to the new, and along with recycled brickwork provided much warmth into the space.

Only a lucky few are blessed with a sun-drenched north-facing backyard; a private open space that enjoys both morning and afternoon solar access. For many homes, they are stuck with south-facing backyards that are gloomy and shadowed for the majority of the day.

When renovating or building on a south-facing block there are plenty of good design considerations that can maximise the sun as it moves through the day.

Initial house sketches are the most important decision-making tool in residential design.

Do we renovate? Do we stay? Do we move? Do we want to stay in this suburb? Do we speak to real estate agents? Is this the long-term family home or a 5-year stepping stone?

We hear these comments everyday and have, during our family discussions, also pondered these important life decisions. The plan to forge ahead and build is reliant on some crucial information, box ticking and budget. You won't be able to clearly decide what to do until you have some initial sketches (even if you know you won't be building right away).

On the blog we discuss the importance of initial concept design and why you shouldn't put it off as it is a key planning tool.

We've been loving watching both "Designing A Legacy" & "Homes That Built Australia" on the ABC. It is incredible to see the history of architecture and design played out across the Aussie eras.

Last night's show no doubt struck a very recent chord in many people's hearts and minds. Illustrating how our sense of home (and work) since the pandemic, have been somewhat blurred and entangled.

It was interesting to note that now many people are re-evaluating their home designs to incorporate a regular workspace or office. We have certainly found that with many of our clients, like this little office set up in our John St Project.

Clever design can create an intersection between work and play. Planning for the future and having home office space is now quite the norm that enables us flexibility. We are always free to chat further if you'd like to get some ideas on your next house project.

Townhouses

Our Ormond project was seriously challenging with more than 30% of the block covered with non-buildable easements.

Master planning was in overdrive to achieve the desired outcome of two townhouses while satisfying the footprint limitations of the site.

Our experience has shown us that in order to deliver this kind of modest contemporary project; communication and knowledge are imperative with clients, council and third parties.

For what is essentially a very tight site to design for, the townhouses are spacious, light filled, homely, and sit beautifully with the streetscape of the neighbourhood.

This is one of the most common questions we get asked by clients.

We all know the house in the area that gets people scratching their heads & confused at how something could get built that doesn’t appear to be within all of the planning requirements.

But yes it happens for many reasons & on the blog we discuss the town planning process & navigating designs in areas governed by heritage overlays.

This kitchen & living view makes us happy. It’s hard not to feel the good vibes when you imagine yourself spending time here, agree?

Our Brighton East project was truly a delightful transformation.

The existing canvas was a drab 1970s dwelling, & the clients brief was to turn it into contemporary “Miami retro” escape as part of the couples downsizing.

The raising of roof heights where possible, the introduction of natural light & use of shapes & materials all helped to reinvigorate this home.

Pretty sure the extended family love coming back home to visit.

How good does this kitchen & living look? Nothing better than light filled rooms.

We have recently revisited some projects to see how our lovely clients have settled in, & this Williamstown residence sure does brighten up the dullest of Melbourne’s days.

If you swipe left you’ll see the project at framing and you perhaps can’t yet visualize how it will all look.

An important consideration was retaining the large palm sitting at the fenceline so we opened up the area by creating a side entrance & a bay window feature to maximise the northern sun.

As part of our design process we always help clients to visualize the options with the aid of 3D modelling but then the magic really happens when all the design & site teams come together.

We’re very proud of our Ormond Townhouses. They look fabulous.

They were also one of the most challenging master planning projects that we’ve undertaken due to some serious site and council parameters.

With easements; required ‘open garden space’; and council overlays preferring single storey to the rear rather than 2 storey, we had our work cut out for us.

Many days were spent working with both the clients and council closely, and we were able to hit all of the marks that enabled us to deliver this modest contemporary project.

For what is essentially a very tight site to design for, the townhouses are spacious, light filled, homely, and sit beautifully with the streetscape of the neighbourhood.

Bathrooms (powder rooms) may often be designed as compact rooms but they must be functional in utilising space & storage.

Our recent Williamstown project features muted interiors for the shared boys bathroom, accented with ceiling, window light & beautiful cabinetry.

There’s still plenty of room for bath, shower & floor that growing lads will no doubt pile high with wet towels until the magical fairy puts them away.

We can say that confidently with said experience of 3 sons! 😂
