This project came to us because of early contractor involvement, a collaborative approach, and a reputation built on precision, planning, and attention to detail. Winning the job was one thing. Delivering on that trust is what matters.With a 14-month construction program, we're on track to finish around three months ahead of schedule. That's not by chance. Thinking about knocking down and rebuilding on a block you already own?
It is one of the smartest moves available if the location is right. It is also the type of project where the surprises sit underground and in the planning controls rather than in the design.

Five things to check first. What your existing services are and where they run. Whether the original house contains asbestos or other hazardous materials. What the current planning controls allow, which is usually not what the existing house occupies. Which trees on the block are protected and how far their root protection zones extend. What is actually in the ground, including old footings, old fill and old pools.

We run through all five in preconstruction, before a design is finalised, so the budget is built on what the site is rather than what it looks like.

North Haven is starting to look like a home. We thank our clients for this great shot.

Another productive week at our North Haven project, with some of the details that will define the finished build now coming together.

The micro-cement is complete, gutter guards are installed, external painting is well underway, and the stone cladding has arrived on site, ready for installation. Sinks have also been delivered, and the landscaping site inspection is complete.

Next up is internal painting, stone cladding, garage doors and the feature laminate wall paneling in the powder room.

It’s this stage of a build we particularly enjoy when months of planning and construction start giving way to finishes, texture and detail, and you can really see the home taking shape.

The best half hour of the week had nothing to do with building.

We fired up the barbecue at our North Haven site last week for everyone working on the job. Carpenters, tilers, plumbers, electricians. People who have been out there through some genuinely ordinary winter weather getting this house to where it is now.

Here's the thing about a custom build. It looks like one company doing the work, but it's a dozen different businesses coordinating around each other, week after week, for the better part of a year. When those crews know each other, jobs run smoother. Problems get sorted on site in two minutes instead of turning into a phone call, then an email, then a delay.

You can't manufacture that with a schedule. You can put on a barbecue.

The traditional sequence is design, document, tender, build. The builder arrives at step three, prices what is drawn, and if the number is uncomfortable everyone starts removing things that were designed in for a reason.

Early Contractor Involvement changes the order. We come in during design, before documentation is complete, and work alongside the architect and the engineer on the questions that actually drive cost.

What that looks like in practice.
Constructability review while there is still time to change the detail rather than delete it.
Live cost feedback on material and system choices, so the consultants can make an informed trade rather than a forced one.
Early identification of long lead items, which is often the single biggest lever on program.

Risk flagged on paper. Site access, retention, services, staging.
A fixed price at the end of it, built on a documented understanding rather than an assumption.

For architects, the value is that the design intent survives. We are not there to reduce your building. We are there so that the version that gets built is the version you drew.

We work this way on most of our projects across the East Coast. If you have a project in early design and want a builder in the room, I am happy to have that conversation.

Stepping into another exciting week at 33 The Parade, North Haven, with the home really starting to come to life.

Exterior painting is well underway, while the custom steel beam wraps with expressed joints have now been completed, adding another defining architectural feature to the home. The transformation to the powder room has begun, with the first stage feature wall completed - a six stage seamless microcement finish…just the beginning of the WOW factors in store. Check measures have been completed for the custom 13mm laminate wall panelling ahead of installation. The team are continuing with finishing touches & external painting this week before stone cladding installation commences on Monday, a milestone that will completely transform the home's exterior.

Clients with sloping blocks often come to us with a budget built around the house. The budget that matters is the one built around the ground.
Five things that move the number on a sloping site.

Site access. If a concrete truck cannot reach the pour, you are pumping. If a crane cannot set up close, you are craning from further away for longer. Access is assessed before design, not after.

Retention. Retaining walls are engineering, not landscaping. Height, surcharge and drainage decide the cost, and a change of 300mm in finished floor level can change the wall class entirely.

Stormwater. Water has to leave the site legally, which on a steep block often means charged lines, pits and an easement conversation with council.
Footings. Piered and suspended slabs behave differently to a slab on ground, both in cost and in program.

Sequencing. Trades cannot double up on a site with one access point, so the program stretches even when nothing goes wrong.

None of this is a reason to avoid a sloping block. The best sites in Lake Macquarie and Port Stephens are difficult ones. It is a reason to have the builder and the engineer in the room while the design is still fluid, when a small move on the section can save six figures below ground.

A finished home is the easy part to photograph. The decisions behind it are harder to show.

Marks Point Residence was designed by ELK Architects, MPC Consulting Engineers and named a finalist in the MBA NSW awards. It sits on a block in Lake Macquarie, which means every material selection had to answer to salt air before it answered to anything else.

Brick veneer with a concrete style acrylic render. Colorbond Ultra steel roofing by No. 1 Roofing. Detailing at the junctions that took longer to resolve on paper than to install on site.

We were involved early, which is how a design like this holds its shape through to handover. When the builder is in the room before the drawings are locked, the cost conversation is a design conversation rather than a demolition of the design.

Tiling is underway at 33 The Parade, North Haven. Laying finger tiles vertically in a stack bond means every joint has to hold a straight line over the full height of the wall. One tile out at the bottom and you see it all the way to the ceiling. The levelling clips are still in while the adhesive goes off, so what you're looking at is the setout holding true before grout goes anywhere near it.

The niche is the detail worth watching. It's been set out so the tile grid runs into the opening rather than being cut around it. That only happens when the wall gets planned before the first tile goes on.
