DA APPROVED | SCOTT HOUSE

We’re incredibly pleased to share the DA approval of Scott House, a stunning coastal home within Sydney’s Northern Beaches Council.

A key part of the proposal was securing approval for alterations and additons including a new garage positioned forward of the primary dwelling’s building line which required a carefully considered response to the site, streetscape and relevant planning controls.

Another great result for our clients, and we’re looking forward to seeing this coastal transformation move to the next stage.

One of the first questions we’re often asked is, “How long will my DA take?”

The answer depends on the complexity of your project, the quality of the application, and whether additional information is requested during the assessment. While every application is different, understanding the process can help set realistic expectations.

What is the average DA assessment time?
As at at 30 June 2026, for Ku-ring-gai Council the average DA assessment time is 94 days (plus 10 days for lodgement).

DA Approval – A Step-by-Step Guide
Our simple guide below explains the five key stages of a Development Application, what can influence assessment timeframes, and a few practical ways to help keep your project moving.

How Can You Minimise Delays?
While no architect can guarantee an approval timeframe, there are several ways to improve the process:

✔️ Invest time in the design before lodging.
✔️ Ensure all required consultant reports are prepared upfront.
✔️ Submit a complete and coordinated application.
✔️ Address planning issues before lodgement rather than during assessment.
✔️ Engage an architect who understands Ku-ring-gai Council’s planning controls and assessment process.

A well-prepared application gives Council the information they need to undertake an efficient assessment and reduces the likelihood of avoidable delays.

Thinking about your own project? We’d be happy to discuss the approval process and help you get started. Get in touch with our team for an initial conversation.

We're pleased to announce that DA approval has been granted for Han House in Chelmsford Avenue, Lindfield.

Located on a heritage-listed property, the project carefully balances the preservation of the original home with a contemporary addition designed for modern family living. The new architectural intervention respects the significance of the existing building while providing light-filled, open-plan spaces that connect seamlessly with the rear garden.

It's a great example of how heritage and contemporary architecture can work together to create something truly special.

We're looking forward to seeing this project progress to the next stage.

The kitchen isn't just another room, it's the heart ❤️ of the home.

It's where the day begins over coffee, where family and friends naturally gather, and where some of life's best conversations happen.

That's why we don't see kitchens as standalone spaces. We see them as the hub that connects the home, linking living, dining and outdoor areas into one cohesive experience.

A beautiful kitchen is important however, a kitchen that brings people together is even better.

When you think about your home, where does everyone naturally end up?

We're delighted to share that DA approval has been granted for Sofi House in North Turramurra.

This bespoke residence brings together the timeless elegance of classical French architecture with the expectations of modern family living. A generous basement allows the home above to be dedicated to light-filled living spaces, creating a seamless connection to the gardens and pool while preserving a refined streetscape presence.

The approval was achieved through the appeal process, with consent granted prior to the Land and Environment Court conciliation conference, a rewarding outcome that reflects the strength of the design and the collaborative work of the entire consultant team.

We’re proud to share our recent design for this major alterations and additions to a traditional Annandale terrace.

The design transforms a constrained inner-city home into a light-filled, open-plan family residence, with a carefully considered rear extension improving natural light, ventilation and connection to outdoor living.

It’s a great example of how thoughtful design can unlock the potential of an existing home while respecting its original character and streetscape.

Projects like this remind us that some of the most rewarding transformations occur within the homes and neighbourhoods we already know and love.

The most valuable space in many homes isn't a kitchen, living room or even a bedroom.

It's the space between inside and outside.

A well-designed terrace, courtyard, deck or garden connection can make a home feel dramatically larger while improving natural light, ventilation and day-to-day enjoyment.

Sometimes the best addition isn't another room, it's a better relationship with the outdoors.
