A balcony can look perfectly fine on the surface while water is finding its way underneath.

At this property, a floating timber deck was covering the balcony slab, making it difficult to visually inspect the surface underneath.

There was already visible water damage below, but we needed to determine exactly where the water was coming from.

BALCONY TILE FAILURE – MOISTURE BENEATH THE TILES

Loose or falling balcony tiles can be a sign of moisture getting behind the tiles.

During a recent balcony inspection, façade tiles were found loose and coming away from the wall. Spray testing identified water seeping through the tile grout joints, with moisture trapped behind and beneath the tiles.

Several tiles were spongy, with moisture build-up affecting the tile adhesive. Over time, continued moisture exposure can weaken the adhesive bond and cause tiles to loosen and detach.

The important step is to identify where the moisture is coming from—not simply replace the tiles that have fallen off.

SHOWER WATERPROOFING FAILURE

A flood test of this shower cubicle revealed a severe waterproofing membrane failure, with water escaping from the shower area and travelling beyond the bathroom wet area.

The bathroom doorway water stopper was also found to be ineffective, allowing moisture to migrate outside the wet area.

Cause: Failed shower waterproofing membrane + ineffective doorway water stopper.
