Renovation reality: this is the stage where everything overlaps.

Plastering, painting, waterproofing, tiling and glazing are all happening across Armstrong at once, with each trade working around what’s already there and setting up the next stage.

That’s the difference with a renovation. You’re not starting with a blank slate, so progress isn’t always perfectly linear.

Sometimes one area is being finished while another is being opened up, adjusted or worked around.

It can look a little chaotic in the middle, but this is where a lot of the transformation happens.

The build doesn’t start the day we break ground.

By the time we get to site, there can already be 6–12 months of planning, selections, documentation and coordination behind the scenes.

That’s why staying engaged through preliminaries matters. Once a start date is locked in, we’re programming more than just our own team. Trades and suppliers are making space for your project too.

If decisions stall, the start date can shift, and that can have a flow-on effect across the wider program.

The more we can resolve before site, the smoother things tend to run once construction begins. That’s the goal: do the thinking early, then let the build do what it’s meant to do.

Your budget shouldn’t be something you check against the plans once they’re finished.

It should help shape them from the beginning.

That’s why our process starts with an early conversation around your property, priorities, ideas and budget. From there, Nathan can provide a ballpark figure to give you a clearer understanding of what may be achievable before you invest too heavily in design.

Because the earlier budget is part of the conversation, the fewer surprises there should be later.

The finished home gets most of the attention, but a lot of the decisions that determine how well it comes together are happening right now.

At clockwork stage we’re looking at set-out, openings, levels, how different elements of the home meet and making sure what’s on the plans is translating properly on site.

Good building isn’t one big moment at the end. It’s getting the small things right at every stage.

A great project isn’t just about the finished result.

Our client’s experience along the way matters just as much and to us that means clear communication, handling changes without unnecessary stress and keeping the job moving properly.

This dental practice renovation had plenty of moving parts, so feedback like this is a good reminder that how we build matters just as much as what we build.

Thanks to Dom for the kind words and for trusting the YB team with the project.

Everything was moving this week - sites, slabs, trusses and apparently the shed too. 👀

Gillian Road wrapped up blockwork and got started on trusses, with Glenn taking “hands-on client” to another level and jumping on the crane.

Moondarga has glazing going in and pool coping underway, Killymoon got its slab poured and is ready for blocks, River Blvd had the pool house slab go down, and Armstrong is getting waterproofed inside while painting continues outside.

Back at the shed, the boys have also been putting together a new materials rack in an attempt to bring a bit of order to the chaos.

Plenty happening on site and behind the scenes, just how we like it.

You’ve already seen the pool being poured and the pool house slab getting set up at our newest Idalia project.

So why are we starting there before the main house?

It comes down to access.

Because of the way this block sits, we need to complete these areas first while machinery and trades can still get in easily. Once they’re done, we can move onto the main house slab and keep the build moving in the right order.

A good reminder that every site has its own sequence and sometimes the best place to start isn’t the most obvious one.

The YB crew with some new threads.

Fresh shirts, familiar faces and probably the cleanest these will ever look.

Same crew. Same standards.
