What happens when the asbestos scope changes after the job has already started?

At this Arcadia Vale project, CDS completed the original asbestos removal, then the client needed additional asbestos removed from the storage room.

This is where the wrong contractor can turn a small scope change into days of chasing quotes, rescheduling trades, sorting new paperwork and waiting for someone to come back to site.

CDS already knew the property, understood the job and was able to take care of the added scope so the client could keep moving forward.

For builders and homeowners, that means less time coordinating different contractors and less risk of an asbestos issue holding up the rest of the project.

One thing people get wrong after a fire is assuming clean-up can start straight away.

If asbestos-containing materials have been damaged, Asbestos NSW says fire can cause them to “crack, break or shatter”, with fibres potentially remaining in ash and debris.

Before clean-up:
✅ Keep people out of affected areas
✅ Use fencing, barrier tape and asbestos warning signs where needed
✅ Have the property assessed if asbestos is suspected
✅ Keep damaged material controlled until licensed removal can be completed

For CDS, the make-safe is about getting the site under control before anyone else goes in. That can mean isolating the area, putting warning controls in place and treating affected material so the next stage can be planned properly.

If fire damage has affected an older property on the Central Coast, get the asbestos risk checked by CDS before clean-up or the next trade starts.

After a fire, all you want is to get back in and see what survived. It's the most natural thing in the world. It's also the one thing that can put you in harm's way.

The danger's in the ash. If a home was built before 2003 it likely has asbestos in it, and fire turns that asbestos friable, so it crumbles and the fibres go into the air. You can't see them or smell them, and there's no safe amount to breathe.

Stay out of a fire-damaged home till it's checked by someone licensed. You can't tell by looking.

Assessed and secured in THREE DAYS. Most fire-damaged sites sit for weeks while everyone waits on the asbestos.

Here's what people miss: when an older place burns, the fire turns the asbestos cement friable, so the fibres crumble and spread. Nobody's allowed back on until it's tested and locked down. Every trade can be booked and it still won't matter.

We got there in three days. A Umina Beach home, fire run through the garage and granny flat into the main house. Assessed day one, and by day three it was fenced, signed and treated. That red is PVA, a spray that holds the loose fibres down while the crew secures the site.

Builder had it back within the week.

When you’re renovating an older home, what’s behind the tiles can matter more than what you can see.

At this Wyoming home, asbestos-containing materials were part of the ensuite strip-out, so CDS managed the asbestos assessment and removal properly before the renovation continued.

The adjoining bedroom and furniture were protected before work started, the removal area was controlled, and the ensuite was stripped back safely to prepare the space for the next stage.

The result: a cleared ensuite, ready for the renovation to move forward.

This Wyoming ensuite had asbestos in the scope. CDS took care of the asbestos removal and demolition scope, stripping the ensuite back and handing over a clear space ready for the next trade.
