Engineering at it's finest.

Project Hastings finally has a skeleton. Again, with the help of the structural engineer, and our whizz of a fabricator, the steel was site measured, shop drawn, fabricated & installed within 5 days. All the steel had to be brought up 3 flights of stairs, by hand.

Vermiculite spray next to fire rate the steel, then we crack on with fit-out.

A big milestone, thanks to the Hastings project team.

In collaboration with our structural engineer we were able to retain certain walls and a section of slab, approved for re-use per the DA, using a series of road plates for tracking the 5T excavator in, and tilt props to stabilise walls during demolition.
Demo’s almost done, shoring on the horizon.

The scaffold goes up twice.

Stage one is the demo scaffold. Installed in one hit and and wrapped in Unimesh to contain debris on site. As the structure comes down, so does the scaffold in two stages.

Stage two is a completely different scaffold. Erected in two stages as the house takes shape, with 17 tie relocations during construction.

A scaffold is tied back to the building it wraps. As the building changes, every tie has to move with it, one at a time, without the scaffold ever being left untied.

Two scaffolds. Two very different purposes. One project.

The job we've just started.

The Construction Certificate for our latest project came through on 19 August.

The DA calls it alterations and additions to a dwelling and swimming pool.

What that means on the ground: an existing two-storey house becomes three levels. A new lower ground floor carrying a sauna, bathroom, storage and the pool plant. A rebuilt ground floor. A lightweight first floor and roof above it. Four bedrooms, and a new pool at the rear.

The block is about 10 metres wide and 36 metres deep. Almost every decision on this job starts with access.

The garage stays. So does part of the ground floor slab. Everything above it comes off.

Architectural drawings by Rooz + Rooz Design. Structural, civil, drainage and façade engineering by Technical Projects Consultants. Client superintendent, Palo Projects.

Site establishment is done. Demolition, shoring and excavation are next.

Back-propped to foundation level.

At this 2-storey apartment conversion, before any structural walls or slab come out, the loads being carried have to go somewhere else, temporarily, and on purpose.

35 props positioned across two levels, and beneath the ground floor, have been planned out by our structural engineer so there's no guesswork on site.

Props supporting the L2 slab bear down to natural ground. Two 150mm x 63mm bearers are placed between the props and timber floor frame, running the opposite direction to the floor joists, so the load spreads across several joists instead of punching down through one.

We've back-propped all the way down to foundation level. Propping isn't finished until the load has been transferred all the way to the ground.

Once structural steel goes in, every one of these props comes out again. Nobody who lives here will ever see them.
