If you are building a duplex to sell, every design decision should start with one question. What is my buyer actually prepared to pay for?
It sounds obvious but it is one of the most common mistakes we see on duplex developments. Someone gets excited about the finished product, starts making design decisions based on their own taste, and ends up with a property that costs more to build than the buyer is willing to pay for it.
Designing a home to live in and designing a duplex to sell are two very different mindsets.
When you are building to sell, the buyer does not care about your personal preferences. They care about whether the floor plan works for their life, whether the finishes feel like quality, and whether they are getting value for what they are paying.
Every decision that does not add value in the eyes of the buyer either costs you margin or makes the property harder to sell. That is the mindset that needs to drive every design choice on a duplex built to sell.
Save this and send it to someone who's currently building or thinking about building a duplex.
