Two separate homes on one rural block. Hawkesbury Council wants to make it possible.

Hawkesbury Council has submitted a proposal that could allow two completely separate homes on one rural property, currently only attached dual occupancies are permitted.

It's at Gateway Determination stage, with public exhibition expected later this year. Nothing locked in yet, but it is worth following closely.

POV: when the work culture’s actually good so we can say that everyone is a fan.

Honestly says a lot when the crew genuinely wants to be there. Good banter, solid people, no ego competitions, and no chaos for the sake of chaos… it makes a massive difference on a build.

Because the truth is, the vibe on site flows into everything. Communication’s better. Trades actually work together. Problems get picked up earlier instead of getting brushed under the rug. People take pride in what they’re doing because they actually care about the end result.

And clients feel that too.

A good build isn’t just quality materials and nice finishes - it’s the people behind it. The environment, the respect, the teamwork, the way everyone shows up day after day wanting to do a good job.

There’s no shortage of builders who will take on your project.

The question is how many other projects they’re running at the same time and how much of their attention you’re actually getting.

We made a decision early on to keep our numbers small. Not because we can’t handle more, but because we’ve seen what happens when builders stretch themselves too thin. Things get missed. Communication drops off. The experience suffers.

Every client we work with gets direct access to Mark throughout the entire build. That’s not something you can offer when you’re managing 30 jobs at once.

So we limit what we take on. Deliberately. Because that’s the only way to do this properly.

One of the most common situations people find themselves in is getting deep into the planning process, designs drawn, vision locked in. and then discovering the budget doesn't match.

We get involved early. Before plans are finalised, before decisions are set in stone, because that's when a builder's input actually makes a difference.

Understanding what's realistic for your block, where costs are likely to land and how to shape the design around your budget isn't something that should happen after the plans are done. It should happen while they're being worked out.

It doesn't mean compromising on what you want. It means making sure what you want is actually achievable, so the build can run the way it should from start to finish.

Most people go into a build thinking the hard part is the construction.

And then they realise how many decisions are actually involved before a single thing gets built.

Finishes, fixtures, materials, colours, hardware, the list is longer than people expect. And when those decisions get left until mid-build, they end up being made under pressure. With trades waiting, timelines ticking and no real time to think it through properly.

That’s not how we approach it.

We work through selections with our clients early, before construction starts, so nothing is being decided on the fly. It keeps the build moving, the budget intact and the outcome closer to what you actually had in mind.

You don’t need to walk into this knowing every answer. That’s what we’re here for.
