Even if this gets through, not every rural block will qualify. Flood overlays, bushfire requirements, site access and wastewater. These still drive what's achievable on any given property.

Proper site assessment becomes more important here, not less. Better to know early what your block can actually support.

Theres a big difference between a volume builder and a custom builder, and it's not just the price tag.

Volume builders work from a set catalogue of designs, built at scale across hundreds of blocks at once. It's efficient, but it means your home gets shaped around their system - standard layouts, limited changes, and you're one of many builds moving through the pipeline at the same time.

We do it the other way around. Every home starts with your block and how you actually want to live in it, not a floorplan pulled off a shelf. It's been that way since Mark and Debbie started this as a family business back in 2007, and it's still a small, hands-on team today, not a call centre.

It usually takes a bit more time and a bit more conversation. But you end up with a home that was actually built for you, not adapted to fit you.

A well-run build starts long before construction does.

From there, everything is clearly documented through a fixed-price contract, including your inclusions, exclusions and full scope of works, so there’s clarity around exactly what’s included from the beginning.

"Do we move, or do we rebuild?" - it's a question that comes up a lot, and it usually starts the same way: you've found the right street, the right block, or you're already living somewhere you don't want to leave, but the house itself just isn't cutting it anymore.

We see this play out two ways: families who've outgrown their own home but aren't willing to give up the street, and buyers who've found a block they love with a house on it they have zero attachment to. Different starting points, same decision underneath.
