When this property flooded, we got in and removed the damaged sections of the walls, skirting and electrical components to prevent further issues.

From there, we replaced what needed replacing, repatched the walls and gave everything a fresh coat of paint.

Most builders would've just put it in the to hard basket. We custom-built it instead. 🏚️➑️✨

This ceiling had a story to tell, and we weren't about to cut it short.

The original decorative panels and cornices couldn't be sourced anymore, so we custom-made them from scratch to match the existing detail perfectly. Even then, the corners weren't the same as the centre pieces, so we had to create two completely different panel designs just to keep the pattern honest.

Externally, APBuilt also repaired the external fibre cement ceiling. Testing for asbestos first, because heritage work means doing it right, not just doing it fast.

And underfoot? A timber floor that had seen better decades. Yellowed finish, pet stains, the works. We sanded it right back to raw timber and restained it in a clear finish, letting the natural grain do the talking again.

A complete property refresh. πŸ”¨βœ¨

This project included new bedroom flooring, fresh internal painting, upgraded kitchen appliances, new kitchen joinery doors, bathroom vanity replacement, splashback tiling, wall repairs, general maintenance, and a detailed clean to restore the property to a high standard.

Alongside our insurance division works, AP Built also takes care of facility maintenance and repairs.

The mechanical crew needed access to an internal unit, so we removed a section of the ceiling to make it happen. Once they were finished, we came back, patched it up, gave it a fresh coat of paint, and blended it in like nothing ever happened.

The best bit? We knocked it all over before the office opened, with the area fully sealed to keep the dust under control and avoid disrupting the staff.

Clean finish. Minimal downtime. Happy client. That's how we like it. βœ…

πŸ’§ Did you know? Poor drainage issue can turn into a much larger problem than you think.

What looked like water damage was just the beginning. Once we removed the damaged plasterboard and skirting, we uncovered something hiding behind the walls... termites! 🐜

That meant pressing pause on the restoration while a licensed pest controller took care of the infestation.

With the termites gone, our team got back to work repairing the damage, restoring the walls and ceilings, repainting the space, and reinstating the electrical and data services.

This one kept the team busy with asbestos removal, replacement of water-damaged ceilings, installation of a new exhaust system, and upgraded lighting throughout the space.
