7 Signs Your Property Has Concrete Cancer

Concrete cancer (also known as spalling) is a serious structural issue where steel reinforcement inside concrete begins to corrode, expand, and crack the surrounding concrete. If caught early, it can be repaired cost-effectively. Here’s what to look for:



1. Rust Stains Leaking from Concrete

What to look for: Brown or reddish stains running down walls, ceilings, or balconies.
What it means: Rusting steel reinforcement is bleeding through — a major early sign.



2. Flaking or Bubbling Concrete (Spalling)

What to look for: Chunks of concrete breaking away or bubbling paint/concrete finishes.
What it means: The concrete has lost adhesion due to expanding internal steel.



3. Cracks in Concrete Near Edges or Corners

What to look for: Hairline or larger cracks, especially near joints, balconies, or exposed beams.
What it means: Moisture has entered and is likely attacking the reinforcing bars.
