In NSW, a granny flat in a residential zone is generally capped at 60m², though some council plans allow a little more. So the question isn't how big you can go. It's how well you use every metre.

What makes a small footprint feel generous:
• Open-plan living that flows out to a deck
• Big windows and doors for light and space
• Built-in storage instead of bulky furniture
• Bathrooms and laundries tucked in cleverly

Good design is the difference between a flat that feels cramped and one that feels like home.

Good news for some Western Sydney homeowners. The NSW Government has reversed the ban on granny flats in parts of the area around Western Sydney International Airport.

What's changed:
• Applies to eligible land in Wollondilly, Camden, Fairfield, Liverpool and Penrith
• Only in areas expected to have lower aircraft noise (the ANEC 20–25 contour)
• Granny flats there are capped at 85m² and must include noise-reduction features such as double glazing
• Higher-noise areas are still not eligible

Not every property in these council areas qualifies, so checking your specific address is the first step.

Happy Labour Day, NSW. A quick question while you're out in the backyard this long weekend.

If you added a granny flat, which would you build?
• Studio: home office, creative space or guest retreat
• One bedroom: independent living for a parent or young adult
• Two bedrooms: family, tenants, or room to grow

Tell us your pick in the comments, and what you'd use it for. We'll share design ideas for the most popular answer.

Before you spend a dollar on plans, it pays to know what your block will allow.

At a free Site Assessment, we look at:
• Lot size, frontage and setbacks
• Access for construction
• Sewer, stormwater and power connections
• Trees, slope and easements
• Whether CDC or DA is the likely approval path

You'll come away with a clearer idea of what fits, what's involved and what happens next. No pressure, just straight answers.

Book your FREE Site Assessment and find out what's possible on your property.

"Aren't granny flats only for family?" We hear it a lot.

In NSW, a granny flat approved as a secondary dwelling can be rented to anyone, not just relatives. That makes it flexible: family today, tenants later, or the other way around.

Keep in mind:
• Approval matters. Renting out an unapproved structure puts you at real risk
• It stays on the same title as the main house and can't be sold separately
• Local rules can vary, so check your zone

If you're an investor, May's Federal Budget probably raised a few questions. Here's the plain-English version.

What was announced:
• Negative gearing to be limited to new builds from 1 July 2027
• Properties already held before Budget night (12 May 2026) keep their current treatment
• The 50% capital gains tax discount to be replaced with an inflation-based method from 1 July 2027

What it could mean for granny flats: early guidance suggests that adding a granny flat to an established property bought after Budget night won't, on its own, count as a "new build". The final detail matters, and it depends on your situation.

Our advice: speak with your accountant or tax adviser before making any decisions. When you're ready to look at the build side, we can help with design, approvals and construction.

Save this post, and share it with someone weighing up an investment.

Two granny flat quotes. One looks much cheaper. Before you sign, check what's actually in it.

Costs that are often left out:
• Site works and excavation
• Water, sewer and power connections
• Approval and certification fees
• Driveways, paths and landscaping
• Flooring, blinds and appliances

A low price with a long list of exclusions can end up costing more than a higher, complete one.

That's why we provide a Fixed Price Tender. You know what you're building, what you're paying and what happens next.

Having Mum or Dad close by changes everything. Quick cuppas, school pick-ups, someone to check in on. And everyone still gets their own front door.

A granny flat lets parents stay independent, in a home of their own, just across the backyard.

If you're building for family, a few design choices make a real difference:
• Step-free entry and wider doorways
• A bathroom that's easy to move around in
• Windows placed for privacy in both homes

We design every floorplan around the people who'll live in it.

Wondering if your block can fit a granny flat? Start with one number: 450m².

In NSW, a lot of at least 450m² can open the door to complying development (CDC). That's the faster approval path, where a registered certifier can approve your plans instead of a full council DA.

Size isn't the only test. Frontage, setbacks, easements, flooding, bushfire and heritage all play a part. That's why we look at your whole site before anyone starts drawing plans.

Not sure what your block measures? Send us your address and we'll help you find out what's possible.
