29 Rooms. Two Properties. One Strategic Design Outcome.

Looking back at a successful Land and Environment Court approval secured in 2024 for this 29-room co-living development.

The project presented a unique planning challenge, with an existing 16-room co-living development proposed to be expanded through the acquisition and amalgamation of a neighbouring property.
The proposal introduced an additional 13 rooms within a new building, bringing the total development to 29 rooms.

A key challenge was navigating changes to the local planning controls, which introduced new minimum lot size requirements for co-living developments. The amalgamation of the two properties was fundamental to achieving compliance and unlocking the site’s development potential.

Following proceedings in the Land and Environment Court, approval was successfully obtained, delivering a positive outcome for our client.

A great example of how strategic design and planning can overcome complex development constraints.

LEC Approved

A successful outcome for this proposed 120-place childcare centre in Schofields, recently approved through the Land & Environment Court.

The design responds to a challenging site with an approximately 6m cross fall, while the presence of existing two-storey residential development required careful consideration of building form, setbacks and acoustic treatments to minimise impacts on neighbouring amenity.

Located within an establishing residential pocket of Schofields and directly opposite a public school, the site presents an ideal opportunity for a childcare centre that will provide an important service to the growing local community.

Another great result for the Janssen Designs team.

A new vision for healthcare in the Hills.

Located within the Hills LGA on a site of just under 3,000m², this integrated medical development brings together a diverse range of health services within one considered facility.

The development comprises a 9 consulting room medical centre, dedicated radiology centre, 2 specialist rooms, 2 allied health rooms, a 100m² chemist, and a central lobby with café.

With the site zoned R2 Low Density Residential, a key design challenge was delivering a comprehensive healthcare facility while ensuring the built form responded appropriately to the surrounding low-density residential context.

Now under construction, it’s exciting to see another Janssen Designs project move from the drawing board to reality.

A great result through the Land and Environment Court for this proposed 135-place childcare centre.

Janssen Designs was engaged following the original DA determination, with a full redesign required to navigate the project through the LEC process and achieve a successful outcome.

Key challenges included approximately 5 metres of fall across the site, together with acoustic attenuation requirements to neighbouring residential properties.

With the Construction Certificate now nearing completion and construction set to commence soon, we’re looking forward to seeing this one come to life.

Friday feeling: 135 little reasons to be optimistic.

Our proposed 135-place childcare centre in the Blacktown LGA is currently making its way through the final stages of the Land & Environment Court process — with what we hope is a green light just around the corner.

It’s been a journey of design, coordination, negotiation… and probably a few more emails than anyone would like to admit.

Looking forward to seeing this one move from proposed to approved — and eventually from plans to playtime.

A new mixed-use development located on an R3 zoned site in Austral, within the Liverpool City Council LGA.

The development brings together an 80-place childcare centre, medical centre and retail tenancy within a growing area of South-West Sydney.

With approximately 7 metres of cross fall across the site, one of the key design challenges was achieving accessible connections between the different uses while responding to the natural topography.

The result is a practical, contemporary development designed around the site, its users and the growing local community.

Where care, community and thoughtful design come together.

This mixed-use development brings a childcare centre at ground level together with a medical centre above, creating a complementary community-focused destination within a thriving commercial business hub.

The organic form of the first floor responds directly to the site, shaped to maximise solar access while giving the building a distinctive architectural identity. At ground level, sheltered outdoor play spaces, landscaping and natural materials create a warm, engaging environment at a child’s scale.

A considered balance of function, amenity and architectural form, designed to support the people who use it every day.

Heritage at the front, community at the back.

Under assessment in Botany with Bayside Council: a 7‑storey co‑living development (~1,200 m²) proposing 46 rooms. Focus: laneway activation, neighbourly design, site isolation, and adaptive reuse of the heritage item. More soon.

DA Approved
Thrilled to announce the DA approval of our latest childcare centre project within the Shellharbour City Council LGA — an 85 place centre designed to provide a welcoming, engaging and nurturing environment for future generations.
A standout achievement for the project was receiving approval with no RFI requests throughout the assessment process, while also progressing through the Design Excellence Advisory Panel without amendment — a testament to the collaborative effort between our team, consultants and client from the very beginning.
We’re proud to continue delivering thoughtful childcare environments that balance strong architectural outcomes with practical, community-focused design.
