A leaking stormwater system had caused a small amount of settlement beneath the home. The cracks were minor. The movement had not yet progressed to the point where significant damage had occurred. Two hours south west of Brisbane, the black soil and highly reactive clay beneath this home had been drying out rapidly, pulling the ground away from the footings as it contracted.

The challenge with a partially renovated home is that the lift needs to be managed carefully. Too much movement in the wrong direction and you create new cosmetic problems on top of the existing ones. The goal was to stabilise and recover the structure without generating any further need for cosmetic rectification.

Deep injection was carried out at one metre, one and a half metres, and two metres depth, targeting the ground at multiple layers to build bearing capacity and achieve a controlled and measured lift suited to the condition of the home.

You cannot always control what happens on the other side of your fence.

Deep excavation works in a neighbouring property had destabilised the ground along the shared boundary, and the poor general ground conditions in the area meant this home was particularly vulnerable to the movement.

Subsidence does not respect property lines. When the ground shifts next door, it can and does affect the footings of the home beside it.

Raise and Relevel carried out keyhole resin injection along all external affected walls at multiple locations and varying depths, consolidating and strengthening the ground beneath the footings throughout.

This job in Abbotsford, Victoria was not straightforward from the moment we arrived.

Failed conventional underpins and years of water ingress from poor car park drainage had compromised the brickwork to the point where Council had declared the area unsafe and closed it to the public. The risk of brickwork falling onto a public area meant this could not wait.

Before a drill went in the ground, Raise and Relevel obtained the necessary permits from Metro Trains and the City of Yarra. Once approvals were in place, we drilled through the existing failed underpins and supported the structure to a depth of three metres. Cracks were closed to a level that allowed helibars to be fitted, and a bricklayer will return the facade to new.

The Council closure has been lifted. The building is safe to operate. The public car parking area will be reopened. Metro Trains and the City of Yarra are now also upgrading the drainage to ensure the conditions that caused this do not return.

Cracking to interior render is one of those things that is easy to dismiss until you realise it keeps coming back no matter how many times it is patched.

In this case weak soils beneath shallow footings had been unable to adequately support the structure above. The ground needed to be consolidated before anything on the surface could be properly addressed.

Keyhole resin injection was carried out at multiple locations and varied depths with the structure monitored throughout for lift and movement. No significant disruption to the existing structure. Ground conditions beneath the footings measurably improved. Partial closure achieved on interior cracking.

How many times have you filled the same crack? If the answer is more than once, the ground beneath your home is still moving and no amount of filler is going to change that.

That is what happened here. Water had nowhere to go and the soils beneath the foundations paid the price. Significant settlement followed and the structure began to show it.
